Whatever within the compound of the strata property, then it will be maintained by the JMB/MC of the property because the land is not belonged to local council. That's why it can be gated because it is considered "private property".
Similar to apartment case.
Whatever rectification/repairing cost within your unit, you pay yourself.
While for rectification in common area, like corridor, garden etc., JMB/MC will bare the cost.
