valuation based on last transacted price is easily manipulated ... don't u agree?

let say, after completion, a developer buy his own subsale unit in phase 1 with 30% more than initial price then phase 1 will "appreciate" 30% overnight based on latest valuation.

Then he can easily justify his price increase in phase 2. After launching phase 2, phase 1 "appreciate" again due to higher launching price of phase 2.

Then he repeat the process until final phase. Even though the costs are the same or slightly more in all phases.

ya, it's true. the price might go down 5% then up 50% and stagnant there for 1 -2 years and go down 5% then up 50% and stagnant there for 1 -2 years and go down 5% then up 50% and stagnant there for 1 -2 years ... tongue.gif

it's okay to compare prices anywhere but why we chose a certain project or location to compared with that intrigues me.
i'm still trying to figure out what makes MK special to so many people.
access wise, it's going underneath flyovers.
previously only 1 way in/out.
density wise, not too sure what's it like now but seems awfully high.
sure it could be an expat area and all that but is this the only reason?
are those in favour of MK expecting prices to rocket again or what?

no la, i think the min launching price will be rm1 mil. so that the foreigners can buy the prop.
