the entire bukit cermin will be converted into a high end residential enclave....the entire project comprises of 300+ unit of semi-D and Bungalow...3-4 condominium project, 1 international school (Kingsley) and a private club (mainly for the semi-D and Bungalow owners and perhaps will be share by the international school as well (In fact, The Glades by Sime Darby already mentioned that international school)

Currently only launching 50 units of semi-D...about 20+ being booked. Min price is about 2.2mil, BIDS, free SPA, Loan agreement, MOT.

Minimum plot size of semi-D is about 45x90...design and layout are very different from one house to another.....3, 3.5 or 4 storey. This is like buying the land and also buying the house, not sure if 1 SPA or 2 SPA will need to be signed.

Decent quality material for semi-D, marble flooring, engineered timber flooring, solar heat, alarm system, rain harvesting system, etc.

All the units are equipped with a small lift (4 pax), dont know the brand of the lift though...the house is not that wide actually...

OVerall it is a very interesting project, if you like the feel of living on the hill...but at current situation, not easy for the market to absorb all these ...this will actually give pressure to the semi-D project nearby in term of price appreciation.

Well..nowadays the expectation on semi-D is really different, from size, ambient, land size, fittings, etc...all are rather different from one to another...

To me, it has to be spacious, adequate land or enough space betwen neighbours, quality material and good ambient (a lot of trees and landscape).

one thing i dont like about onecity is that the shopping mall is not wide enough as well as not long enough. Too many levels.....i hope that is just an illusion as it is still under construction/

KH is considered reasonable in price compare the The Glades which is just across the road.

4-5 storey is not good actually, but with a lift provided, it makes it easier to accept that. Of course, you got to maintain the life, not free lunch smile.gif

The overall environment would be good with the neighbouring development, international school, close proximity to Elite (2 exits actually), LRT, LDP and 3km+ away from Kesas.
