高档市场需求料受冲击 UOA发展转攻中价产业

(吉隆坡14日讯)UOA发展有限公司(UOADEV,5200,产业组)近期推介的未来计划,以及土地收购行动,并未对公司股价产生太大冲击。

该公司股价现仅维持于1.54令吉,远远低于其初次公开售股价格2.60令吉,它曾于9月26日退至1.19令吉今年迄今最低价位。

分析师认为:“公司最近收购甲洞和斯里八打灵土地,并没有带来太大冲击,因其价格、地点、规模和发展计划都已在预测之中。”

UOA发展宣布,以7290万令吉收购甲洞一幅面积约9.8英亩的地产。它已计划在这幅土地进行住宅发展,而工程预定在2012年展开。

该集团之前也透露,收购斯里八打灵2幅约4.86英亩的土地,总成交价达5000万令吉。这项地产预定将发展为高档住宅计划,动工日期落在2011年第4季。

艾芬投资银行在一份研究报告中称:“我们对建议中收购保持中和。我们认为每平方尺170令吉的收购价属于合理,同时我们也相信甲洞拥有现成的新住宅产业需求。”

“融资也不会成为问题,因该集团在截至2011年6月止拥有3亿6800万令吉现金地位。”

报告指出,发展甲洞和斯里八打灵土地为住宅产业的计划,显示着UOA发展从其大规模Bangsa South综合用途发展计划,多元化其收益基础的策略。

Bangsa South是一项耗80亿令吉的综合发展,包含高档共管公寓和办公室建筑。

分析师说,这项大规模计划将提供UOA发展至少10年的持续收益贡献。

不过,该公司有意减少对高档共管公寓和办公大楼的依赖,尝试多元化其收益基础至发展更多中价住宅产业,因高档和商业产业市场将可能受到疲软经济情绪的影响。

“收购甲洞和斯里八打灵土地显示管理层已专注于购入策略性土地,及发展为更中层产业,像于Setapak Green的计划一样,因类似产品将拥有更高的需求。”


UOA发展一名代表透露,住宅部门贡献2011年第2季整体收益的近60%,而余额则是来自商业计划的贡献。

之前,商业计划的贡献则占了大部分。

“基于来临的发展,住宅部门的贡献将会进一步提高,而潜在土地收购将成为未来5至7年成长的固定模式。”

她补充,在2008年,商业部门贡献集团总收益的76%,而住宅产业则只占24%,并在2009年持续一样。

但在2010年住宅产业作出改变,贡献比例冲上64%,比较商业计划则降至46%。

根据侨丰投资研究披露,UOA发展仍拥有成长空间。

它指出,该集团上市后的债务地位已经降低到3610万令吉。基于其企于11亿令吉的总资产,它将处于明朗地位以筹集资金作未来地库收购用途。

UOA发展重申,其资产负债表仍然强劲,但目前没有计划涉足债券市场,以融资未来计划。

在集团中长期计划方面,UOA发展表示,其计划保持不变,它将专注于巴生谷内,及培育旗舰发展Bangsa South的价值,同时物色具良好潜质的地段。

Well, just to share, prima setapak 1, 1231 sf reno + 3 cp transacted at RM385k, which is 312.75 psf, do note prima setapak - lease hold.

Also night market at chinese temple, beside ps1

C type very good price psf la. A & D a bit higher price

All in all, Cant compare the psf before and after. Low psf but also involve higher risk compare with those who bought later.
