QUOTE(hidden830726 @ Aug 29 2012, 10:15 PM) hahah agreed with u 600psf abit on the high for SG now, future we donno. are you sure setapak green is lower density compare to riana green?SG when started selling its around 300psf for lower floor unit. Cant really compare, as SR now only started selling. IJM and UOA not much different either in terms of reputation Since you name LRT, shopping mall and design as plus point for SR, I could simply name 3 things where SG better: 1) Freehold 2) Density 3) Freebies. I dont want to make it like a sales pitch. I just amaze with the way price escalated in KL, which clearly indicated with SR project. Dont get me wrong, SR seems attractive for investment. let me show you...what the meaning of density... setapak green...total 445 units, land size 3.5 arces...so density=445/3.5 = 127 units/ arces riana green phase 1....total 391 units, land size 5.85....so density=391/5.85 = 67 units/ arces setapak green is much more higher density compare to riana green..almost double leh... |

QUOTE(ecin @ Aug 30 2012, 09:27 AM) No problem. u gt very good point....i bring up this one because just doubt on 600psf for setapak green because the existing luxury condo like riana green also at 450psf only...but it may go up ..who knows..anyway..good buy on setapak green..it looks decent..Currently, personally, I see that SR area surely doing better for rental investment play .. That area, it's sort of walking distance to LRT (Sri Rampai) and Middle Eastern expat focusing area (together with Jelatek). One saying if you go for investment go nearer to train station; or else for own-stay get somewhere within driving distance is sufficient enough so less people buying it for rental, more bought for own-stay (SG is sitting in the middle of driving distance to Monorail - HKL, Ampang line - Titiwangsa, Kelana Jaya line - Wangsa Maju & Taman Melati. Other than that, Freehold and Leasehold is not direct comparable. Let's do not compare them, different market of them. Sekian berita, terima kasih |

This condo looks good, but most probably can only attract local buyers, not the foreigner, not mean want to pour cold water, but expect the rental is from 1.3k to 2k....mainly aim for local market...sorry to say that setapak still more to local market...

QUOTE(ecin @ Dec 13 2012, 10:11 AM) Yeah, some more they're still holding 35 units, if they finalize it well, say 100K difference for each unit of the 35 remaining units = 3.5mil, if take half means 50K difference for each unit of the 35 remaining units = 1.75mil, it means no cost at all, can get more profit somemore! what the starting price for the remaining unit? |

QUOTE(ecin @ Dec 13 2012, 10:35 AM) I don't know .. but personally I think almost fully-surrounded (other than main entrance side) with chain fencing probably too much actually quite interested on this SG, the building is nice, freehold with 2 carparks....drawback will be this chain link fence...what so difficult to put some bricks and paint the bricks to make it a proper guard wall... |

QUOTE(kochin @ Dec 22 2012, 10:13 PM) Some notes purely from pics: 1. Chain linked fence is a big letdown1. Chain linked fence is a big letdown YA, even though some of the apartment/PPR flat also use brick wall fence, this UOA really dont knw wht to say...the developer price is not cheap, they should provide better fencing material.. 2. Pool too near to landscape. Potential problem of soil dropping into pool Ya, the soil land too near to pool... 3. Stamped concrete floor at pool may not be the best option I belive there are more better options than this cement lookallke...and dont think the cost will higher a lot.. 4. Overall building looks gorgeous though ya..this is the best building at the area, color scheme is nice.. 5. Entrance without roof could be problem during rain unless they are using card with infra tech rather than touch concept. too bad i think for the picture, they are using the touch concept...normally the long range touch is with bigger panel... if UOA can do the same chain link fence on much more expensive park residence at bangsar south, i dont think they will change to brick wall fence for setapak green...
but i think it's not really big issue, at least the building itself look nice, full tiles on common area, nice lighting... the next thing can be done is the residents should work together on management, and in few years time when collect enough sinking fund, then can propose to rebuilt the fence wall with better material..cheer up guys... |
