Anyone heard of this condo before ?? Good for investment ?? It's a freehold condo, but i couldnt find it anywhere on the net how old is the condo .. A 1300sf condo only sell for RM560,000.. I personally think it's a very reasonable price in that area .. Pls share ur thought .. cheers

Ok i just called the agent .. she told me that unit has already been sold out .. anyway, she has a unit with 600k , the same size .. even so i still think it's reasonable cheap .. just not sure how good/bad is the condo !! that's why need the opinion from the forumites !!!

its a very nice condo..very old. The layout is amazing. When it was launched in the 80s if im not mistaken, this was the highest end condo at that time. totally like hotel. 6 star standard. Price at that time was >RM700k. But the downside now is that it has no view at all and the view will get worse ( meaning block ) with time. Just in front some soho building, on right is seri chulan, on left is empty land at moment and can build another apartment in future. The maintenance fees is crazy rm800/month for hopeless facilities. Was going for rm350k 2 years ago.

aiya ..this agent taking you for a ride lah..advertise first cheap cheap to lure potential buyers and when someone calls..oh, that one "sold" already..i tell you
these type of agents you wont meet them later in heaven tongue.gif then the usual is to offer another one but higher price lah..

anyway, as far as i know of this area, be careful of buying units that are close to the noise from the clubs and restaurant nearby..you wont be able to rent it out on a long term basis...location in this part of KL is excellent as its near to everything but having said that you also need to talk to as many agents as you can to get as much info as possible..surely you can ask the agents how old is condo..otherwise call the management office and ask also can ma...

heard that lots of expatrise and rich chinese staying in that area ..
originally RM750k and now dropped to 500k ?? Why WHy ??

Maintenance bro.. All high rise residential's value will depend on the maintenance. Some more this one monthly must pay rm800 for so called dunno what maintenance ?? For rm800 some can already pay installment for another property

Outstanding owed 200k (not covered by the bank).

3 bidders fight from 273K.
Sold at 306K.
Good catch?

Condo maintenance fee really pain in the a**s.
If rm800/pm for 1335sf. It's about 60sen/sf.

Prime example of a “high end” residence not retaining its value and in fact regressed in capital value considering how expensive it was in the hey day.

Particular weakness perhaps is that it doesn’t appeal to the local elite. There are old units in Bangsar that have held up very well.

Developer in liquidation.

Good luck.

Total cost I think will come up to RM 550k.

For about little more can buy in open market.

Swimming pool is horrible to say the least

Car park leaks

Landscaping is horrible

Tenants are suspect

Just a ppr flat smack in the party zone

Really have to think twice about a 30 yo unit. But I suppose it’s less than half of a comparable unit in Changkat area. But then I think of the costs to upgrade an 80s unit to modern day standards.
