Considering getting the facing north unit with KLCC view, but found out there is a plot of empty land right in front of Palace Court, very likely will be a condo project as well, which keep concerning me it'll be potential obstruct view toward KLCC. To whom considering of getting facing north unit, do you guys having the same concern??

4. Attractive package, ie : DIBS, 3% dp, free wardrobe, air cond, kitchen cabinet..
5. Good rental income
6. Relatively well road connectivity

cons
1. Noise pollution by both LRT n Kesas highway
2. Similiar tenancy to Endah Promenade, iranian, middle east, and some Indians expat who work in Cyberjaya MSC company.
3. Leasehold

Anyway, ill place 5k booking fees tml as my fiancée prefer PC for single reason.. Conveniency.. She loves to eat and hairdoing wink.gif
I just hope the loan can pass.. The housing loan is so freaking tight lately...

I personally attracted to kr2 package too.. But significant half insist not to choose kr2 for same reason u mentioned.. At first im kind of interested on Midfield, but dont make it because of high maintainance fees, fairly closed to existing high tension cable, but lastly is got to pay installment directly when purchase.. Haha.. PC at least undercon project, gt some time to save for reno thingy:) Frankly, PC fetching around RM420psf.. Its on the high side for a LH condo.. We choosed the 1313 layout high floor for 590k be4 5% rebate..

With the present of MRT or Mnrail indeed a plus point. However, with the location alone already manage to offset others downside.

Always come across the 3 golden rules of property buying. Which is Location, location and location smile.gif Although 430 per sft for this leasehold condo is pretty stiff in terms of price positioning, but i believe time will adjust the price especially in superb location like Kuchai Lama. This location admittedly well connected to Pj, Kl and the up and coming southern corridor.

I would audaciously conjecture Kuchai Lama is Bangsar wannabe but a notch lower. If you have pay attention to the commercial tenants, there are quite a number of successful boutique around, i just find that female friends of mine who actually begins to spend their day in this area as it is super convenient place, from wardrobe shopping, pedicure n manicure, hair making to spa and massage, simply an All in one place to hang around.

These days developers work very hard to factor in bunch of unique selling proposition on their product, to me at certain point, location will sells itself at the end of the day provided the right product as well as the branding. My personal point of view as i vested in PC smile.gif

Sales rep say parking lot still available for sales after PC is completed. But will be under a different title, not attach to your unit.

Price been increase 5% when launch block b, i doubt developer will increase the price again..

Any new buyer? As sales agent claim the smallest unit sold out, even the 1313 nearly sold out.. The developer poise to increase the price slightly recently. Say the price likely to increase after coming GE.

Any new palace court buyer? As developer had set upl show unit at actual site in Kuchai Lama...
