Hi I have some questions :

1) buyer agrees to buy in cash
2) car still with outstanding with bank

a)Do I proceed to settle with bank first or puspakom first?

b) assuming buyer agrees to buy , I collect a non refundable deposit, then I settle bank loan and then to jpj to change name ... then only collect full payment from buyer?

C) if buyer pays with cheque, I'll need to wait for the cheque to clear first before handling over the keys? Wouldn't the buyer be worried if cheque cleared and car is notwhere to be seen?

What's the best practices ya

As precaution, while waiting for cheque amount to clear, the owner may take the registration card with his name on it, while you (the ex-owner) keep the car & only send it to him once you see the cash in your account. Just make sure there is black & while on this agreement to prevent any miscommunication/hassle.
