I have contacted the sales person (Darren) and he told me the management decision is not to apply for extension.

I have made booking for a unit on the highest floor as the environment and design appeal to me but now the cons (proximity to Surau, HTC, & 80 years lease upon completion) starting to tip the scale and and i'm not as certain as before. Might want to reconsider my option.

Any thoughts?

107 units booked on the 9th February 2012.

Not sure how many more units booked last weekend, let's say 10, that would be total of 117 units booked (half). According to Darren, ground work should start next month (fingers crossed).

I have decided to go on with my booking, since i really like the area.

I did a dry run on the traffic last Friday and also on Monday morning.

Monday morning, drove from the proposed site to KLCC, took 40 minutes (departed at 640am), using Rawang Highway - Jalan Kuching - Jalan Sultan Ismail - Jalan Ampang. Could be under 30 minutes utilizing AKLEH/DUKE.

Last Friday, left Megan Phileo (Jalan Yap Kwan Seng) at 515pm and reach proposed site at 550pm using the same route.

Not too bad.

Jam starts at Pasar Borong to Jalan Kuching in the morning, moving but slow.

It is around 4 km from Kanching Forest Reserves to Templer Impian Apartment. Good track...

but i do agree to have a gym for weights and machines workout.

bLastIn, RHB bank offered me IBR - 2.45%. (IBR is almostthe same as BLR). Capped at 10.35% max.

The geology of this area consists mostly of calcareous rocks (high in calcium carbonates, like limestones etc) which was subjected to metamorphism of the younger granite and also metasedimentary rocks (metamorphosed sandstones etc).

I'm not sure what is beneath the actual site but the existence of lake, if it's natural, could only be formed by either subsidence or collapse of an underground cavern. If it is a man-made lake then i'm not that worry.

Given it's only a 18/19-storey building, the stress it exerts on the ground should further compact the rocks/soil beneath it but if it's a cavern (touch wood) then it's not such a happy ending. I'm going to secure a copy of soil testing report from them when it's available.

Dear rodzthomas, i meant on the road. I think there should be some hiking/jungle tracks in the area apart from those that are accessible from the nature parks.

Firstly i'm not trying to be racist or anything and also no offense to all muslim owners of T-Parkland, but there's already a Surau nearby for our muslim neigbors/friends to fulfill their religious obligation, hence the surau (as per the T-Parkland brochure) could be converted to a mini gym which could benefit all the residents of T-Parkland.

I do agree we should be entitled to at least a 2 tiered security system (with the amount amount of maintenance fees we are going to pay).

Estimation:

1210 sqft * 0.20 cents = RM242 * 240 units = RM58,080 per month

another good idea is to have an intercom with the guardhouse inside the unit

Extra security is always an added bonus and Surau was in the brochure? On Iproperty its stated:

The availability of Unifi depends on the service provider not the condo developer. As long as there's coverage, should not be a problem to apply for Unifi.

MRTA, the amount is less if the tenure is lower. Mine comes up to around RM 6K

Spoken with sales assistant (SA), nothing we can do about Surau as it's a requirement from MPSelayang. (though 80% of those who made bookings are non-bumi)

Status: In the process of finalizing the S&P (master title etc with MPS), most likely going to be done by this month.

i think De_Legend is misinformed re the golf membership. I did not ask the developer but the SA told me the golf membership is not part of the package.

The plan is to have a laundry shop and convenient store. I assume the services will be bidded out.

If the occupancy is low, it will be difficult to financially maintain the shops and the buildings + amenities/facilities.

In my humble opinion (as an apartment dweller), the owner plays a big part in maintenance:

-pay maintenance fees on time
-do not abuse the public facilities like pool, play ground, common area, lift etc.
-take care the cleanliness of the surroundings
-sense of belonging and camaraderie

many apartments/condos are in ill state due to apathy.

I know this may sound a little cliche but

let's work together in the future to create a good and healthy living environment for all at T-Parkland smile.gif

But I am quite sure to inform you that 'INTERCOM' system is NOT POSSIBLE and NOT PRACTICABLE and NOT COST EFFECTIVE too. There are other means to strengthen the Security over the condo of 240 units. From my experience, the SECURITY GUARDS pay more important role to ensure a good Security system (just to share, I will never use the word PERFECT SECURITY SYSTEM).

Just received a call from a law firm

Signing of S&P @ sales office this Sunday, 25th March, at 2pm

need to pay RM418 for stamp duty (S&P + DMC), legal fees and stamp duty for loan borne by developer

confirmed 2 covered car park (side by side arrangement, remaining units car parks 1 covered and 1 outdoor)

2-tier security

facilities and amenities still have not finalized yet, but according to sales person if gym is included the maintenance fees will be increased

I went and signed mine at around 5pm

Car park is not side by side, wrong info given to me. It's front and back arrangement

Gym not in S&P but a multipurpose hall and kindergarten are listed as for the rest mentioned on the brochure

Maintenance fees is not stated as well

Did not read about 2Tier security but we have letter from Mr.Soo who has promised us that

Good news is lease expires on 2111 not 2094, 97 years... Completion is 36 months from the date the S&P is signed if not the developer has to pay 10% of the purchase price per annum (for delay)

Developer will provide another letter re all the freebies, only warranty from manufacturer. But if defects on like wardrobe etc. can demand rectification before sign off letter of acceptance when it is ready

across the road is new bungalow development

i'm not sure which low ground bLastIn is referring to, but immediate West of the condo are the design and build bungalows and further North West is The Takun (bungalow as well). Towards NNW the land raises steeply, most likely won't build anything there, if there is most likely landed.

In my opinion, can't build anything North of the Templer Golf Course because the terrain is not suitable (and also gazetted forest reserves

Facing East is the lake, existing bungalows and power pillions. Can't build anything as well, i think should be fine.

more concern about the noise (high units). should be manageable.

If the u-turn (from KL) is nearer would be better but the distance is still acceptable
