Another highway start constrution again. The china construction campany take over.

SP SETIA also bought a new land at rawang also. Project will lounch next year.

The project is known as Rawang bypass which connects Templer’s Park to Sungai Choh near Serendah.

There are little jam when going out to north south highway at toll. But the road to the toll under upgrade construction. It will improve one or two year later.

The north south highway will jam during peak hour at way toward subang.

Sp Setia land between rawang and selayang at templer park. It difference location between mashing and Sp Setia. SP SETIA more near to Kl and more greeny at templer park goft.

I hear that epf also bought a piece of land at rawang for housing development. Dont know sure or not.

Corner lot more land. If for long term stay, 40k to 100k is no problem. You can park extra 2 cars or build a fish pond. If no you will regret after 10 year if not buying a corner lot.

End lot have extra land but corner lot have extra land plus extra balcony.. ( for phase 3)

But for me end lot is not so useful unless u plan to do smtg for extra land.. koi pond, bbq area etc....

Chris kor, what you think about this? visited the location... bit ulu and the road condition not so good once exit from rawang tol... Only things is AEON been built near anggun city...

Another bad point at the road to ward the toll is will flooding when heavy rain. near country home and make terrible jam. But they said will upgrade the road . But i heard this old story 16 years ago. Now still no improvement . The work on fly over at the toll also extremly slow. rclxub.gif

Then i bought my house next rawang town. Still not look good at that area near country homes. But after aeon built there. It become better.

My first house at rawang is a double storey. I stay for 10 years. But due to family expand, bought one semi d. Now boring about landed, shift to condo at kl. Due to the house price so expensive. Hope you can consider a corner lot , can built extra room if family expanded.

Rawang lakeclub park homeis better compare to M residence.
The location is better compare to M Residence. At center of rawang town.
I see the units not much left last month.

Park lakeclub is near to the rawang putra ,rawang perdana and rawang mutiara. Not near sg choh. Please go and check your seft. It walking distance to pasar rawang.

M residence is near tasik puteri and kundang. if you really stay at rawang, this place consider outter of the rawang. If you want to go to bank also difficult. please consider again. Some more the road going to contry home and m resident alway flooding. If heavy rain jam like hell. I stay country home for 5 years and stay at rawang for 20years. I know the road there in very bad condition when heavy rain. Finally i shift out from country home and stay at rawang perdana. Town center got few choice to choose the way you travel to kl. You can choose latar, old road through templer park and rawang toll and bukit beruntung to kl or pj or shad alam. BUT If YOU CHOOSE M RESIDENT? Then you just got one small road to the rawang toll. If the road block you already no way to go . I dont know when the road when improve but i heard this story 20 years ago when contry home start to build. Somemore rawang by pass aready start to build already. The traffic at rawang town also will improve few year later.

If you have been stay at rawang, M resident, country home and emerlald west is no our first choice. Emerlald east is consider ok. It all due to the road to toll. If you have kids to go to school then you and your kids will be more surfer. The almost all school located at rawang town especially chinese primery school. Yes ,emerald west got one chinese primary school. But until now also not enough teacher. Many parent regret to send them there.

The road will be improve but dont know when. I already wait for 20 years.The first phase they upgrade is the old road to from templer to selayang . It take 3 to 4 years.Now they upgrade the road at toll. Already started 2 to 3 years. The third phase start at rawang by pass which constructed by china company.

for new deveploment project , this is my two best choice.

My first choice is Sp setia project near templer park. it near goft field very greeny, near to selayang and rawang town, go to north south highway using latar, near tesco.
and can go to kl through old road which upgraded to 2x2 line. but only launching at 2014. Because i am a old man, i like greeny.

second choice is park lakeclub home. it is in best location very convinient. you can get every thing easily. walking distance to over time, restorant, pub. MP selayang.
you reach bus stop, ktm, pos, all the bank easily. modern pasar, bowling center, snooker center, ktv is near by.pakson, mydin,giant is at town center. some more new NSK is under construction now.

for old delevopment.
my first choice is rawang perdana 1 and rawang perdana2.

I got two house at Rawang. Due to all the big developer come to Rawang. My house price increase to sky high now. One fh double storey increase to 350k bought at 109k 13years ago and one fh semi d increase to 650k bought at 6 years ago at 350k. I very happy now becouse i am a millionaire now. drool.gif rclxms.gif

Near rawang toll there got one industry park. Most of the bank and business activity is at Rawang town center.

Assuming rawang town is the center. Then M1 and M2 is far north and sp setia project is far south. Emerald is nourth. But the south is nearest to kl and selayang. The road also up graded and the interchange to latar also completed. And also the rawang by pass is already start construction.

Yes, serendah is another land provider at rawang. The properties at serendah will flip when the by pass completed at 2016. It will connect to templer park , latar and north south highway and completed the outer ring road.

I will keep my properties till 2018. drool.gif
