The term concept house more like a selling point, or terms used during sales by agents/developers. Real terms written in your title should be either individual title and strata title. Strata title is for high rise building where several common area (gym, swimming pool, roads within the compound etc) while individual title is for landed property. Since 2009, government approve strata title for landed property under several restrictions.
As condominium do not allowed to do renovation out of your own unit, the same law still applies to landed strata title. Mainly, reasons for strata title landed property is higher from selling point and maintenance are due to road within the community is paid and maintain by tenants in within.
Please do not confuse between Gated Community and Gated and Guarded (GnG) the terms used by most people nowadays. Gated Community mostly mean by a group of community decided to raise fencing around their own community to protect themselves and yet they hold individual title. Therefore, the road within the compound is maintain by JKR.

FYI, under Strata Title, no one other than tenant is allow to enter the area (condo/GnG) unless submit driving license etc (need register at guard house) while individual title under Gated do not have the rights to do so (even those guard act like they are the king) as the road within still under "Public".
Another title used is Master Title; it is the same as individual title but mostly used by developer to apply for whole area (conversion from agriculture to housing) and develop the area before "cutting" the area to each tenant. Many people experienced problems when trying to sell their house when the developer bankrupt before the submission to convert Master title to all tenants completed.
