2 more suggestions and solutions.
1) take an end lot with rm20k more, can use the side lane to park your 3rd car. By just paying 20k extra u get 2 extra windows, better air circulation plus extra car park.

2) take a corner lot, convert the greens to tiled public car park, can rent the extra space to your neighbour who has 3rd car and has no place to park. Charge them monthly fees.

Usually side lane can allow 2 cars drive pass side by side.
Corporate with your neighbour that own another side of the end lot, both park at the same side, so as to allow another car passing, 65 ft length should be able to fit 2 cars park at one side, one front one back.

They should. Got economic of scale....since Mah Sing has MR1, MR2, MR3...and each developments have multiple phases. If they can do it well, stimulate the demand push for their future launches.

This part of New Rawang do not have unify yet.
Tenby International School, Columbia Hospital, Chinese school SRJKC, are 5 mins drive away.
Rumour saying the Chinese Independence Secondary school Confucius will be relocated here.

MR2 first launch was 408K nett 1 year ago, double story 20 x 65' linked house. proper stratat titled guarded and gated, with club house, school, commercial shoplot and natural lakes within the development itself.

I think it was reasonably priced. You can't get the same price in anywhere else with the similar concept.
Pls enlighten me if u find any.

Those who has never been in this part of Rawang usually will get cultural shocks.
That is why i asked him to quote a comparable development to beat MR1 and MR2, in terms of pricing and township, concept, masterplan development, he can't quote any convincing example.

As you said, one must be reasonable and compared apple to apple, you cannot have MK landed at Rawang Price.
