cos it's a new township and not yet proven worth it yet. mostly local banks are financing MR. foreigner bank not so many willing to finance MR yet. even the price of Emerald is more or less same with MR, but the real prop valuation is different. anyone can sell at 1Mill or 500K, but not all prop valuation evaluate it as 1Mill or 500K.

What mean take up plan for phase 2..

I heard from sales person in M-residence saying that show unit only completed on end of this month or early of July...

iLoveSunday, After you signed S&P. Do lawyer give you a copy of S&P documents or u need to wait until the stamp duty things finished then only can get? Please advice.

Entrance not so important, most important is the house design and material.

Please refer photo in this M-residence thread (Thanks for those who post the photo)... It's not hardly see the ugly show house.. but it's really UN-reasonable show unit as what we saw in photo ...

Now we hope that the interior design of house which can fully utilize the space ,material used are up to standard and Guard house are secure for the residence in our phase.....

Very obvious that Mahsing just want to fulfill the requirement only.. no care about residence and etc... Last time before i buy the house , sales operator did not mentioned and just say it's very secure by this guard house and G&G concept.. like bandar kinrara project... and then this project is good in security and facility....HAIZ.....

Q:- asked bout them if they will have any pest control to prevent termites attack, the salesman told me it's on our own effort to have that kind of treatment

Why phase 2 show unit is not ready? I thought the project previously are saying that only phase 2 got show unit..
Suddenly Mahsing change their mid set and setup phase 3 show unit there..

In my personal Opinion, Mahsing want to push their phase 3 show unit (many unit are still empty there.. even thought u saw some of the unit sticker are put as not available or someone are booking but the reality that is empty!!!! This is the information that i get from someone) ... eventhought the Phase 3 show unit should not be located there....
However the sales operator there really not professional....  Last time when i bought they also promised got this and there.... same like Mahsing bandar kinrara project.... i regret to believe this developer... and sign the S&P.

Expected like what we saw in photo, 22*80 in this project not as big as what we think? really SUCK!!! Last time even dare to put orange color main entrance door... right????

Designer and the sub-contractor really got problem to do this project... FYI, This sub-contrator is first time to do project in Rawang... maybe that is the reason we get the suck things..however, Mahsing also need to take responsible to monitor on this......

All, do you think that we need to gather all the name / hp/ unit lot number everyone and then send a complaint letter to Mahsing to show our dissatisfaction?
Please advice. I got discuss with my friends which he got encountered the similar issue... they even report to multicasting company such as TV3/ newspaper... after that the developer only take concern on this?

Mahsing want to spoil their image then i believe we can help them....How u think?????

Could not make it today since i was stuck with adhoc work commitment. But my wife did.

She also got the mixed feeling. Quality consider ok but the design is not specious. She cannot express much since phase 2 ID unit is not open for view

Any comment from those who was there today ?

Understand also that some potential buyer prefer to examine the show unit before "jump" in. What is the comment ?

Just want to listen to those who are yet to purchase for 3rd party view like... workmanship/ guard house / material used / quality and etc.. :-

You are correct!!! But always remember, they will standardized it...  If phase 2 and phase 3 is OKay!!! impossible they will built a lousy house in phase 1 to spoil the whole project image, correct?

However, phase 1 and phase 2 design are almost same except phase 2 are more spacious .....

After view the show unit, i feel that the house not worth for the price tag 618k.
I can get the Zero lot bungalow at Saujana Rawang, Glomac just add about 130k to 150k even taught it is leasehold compare with M residence (Freehold)
Anyway i more emphasize the comfortable and spacious of the house.

i thing the utilization for that space is a good idea.. i would personally make it a man's pad....like a bar..there are other options for the ladder like an attic ladder... meanwhile for the people who say they would rather buy a glomac property in rawang ...have you seen their workmanship..? u wouldn't complain if u saw it... and i feel the layout of the glomac project is not appealing. Even emerald have had thier fare share of broken promises. they promised a 9 hole golf course in emerald east but they now scraped that plan. and they market half their projects based on that selling point. Mah Sing may be screwing up but so do all the developers. Its a common problem faced by all home buyers. I bought in phase 2 so im going to reserve my comments till i see the actual house. and guys pls pls realize show houses are built in 2 months our houses will be built over a span of 2 years. the is bound to be a delta in the quality of the showhouse and the actual houses we bought.

I am a phase 2 buyer and shared the same feeling as kelvin2080... feeling that phase 2 is not worth the price tag after viewing the show unit.

Mah Sing, we trusted you for the reputation... pls don't ruin it with this project.
