It was a bad mistake, but if the SA can find out what happened and give you a proper answer, then it should be understandable if they refund you or you pick other unit.

Huh, how come one of four rows, only with 30k discount while others 20k?

The reason of facing Semi-D? Ok what? and Face South? This is very good facing.

Anyone knows what are the other reasons?

After 30k discount, macam pay less than RM 10k to get a DSTH with proper G&G subject to 90% loan, lol, good bargain deal.

That's what I think too. I was surprise TMS needs to give huge discount to attracts more buyers, but it had too many projects with no landbank, thats what concerning me. Financially, it worries me too.

Agree, RM 438 - 30k = RM 408k for a purely G&G DSTH in KV is seriously a very good deal. Not to say 20x65, 20x60 also fair, although leasehold bcz these size and price with pure G&G is rare in the market.

How the RM 30k discount going? Offset in the S&P or rebate mode?

Pay 3% booking ( 3% of 438k = RM 13,140 ) and S&P Price is RM 438,000 ?

Price after RM 30,000 discount ( part of the 10%? ) is RM 408,000 , so just pay balance 10% ( RM 43,800 - RM 30,000 - RM 13,140 ? ) upon signing S&P ( subject to 90% loan )

What are the difference between Type A1 ( Yellow ) and Type A2 ( Purple )?

Same size, 20x65 and same built up 1885 sq feet, both name also Alpine should means same design but could be different layout?

Is that the most sticker units, could be the RM 30k discount unit?

Like that, second row is seems a good choice although only difference by RM 10,000

Probably only. Bcz I unknown to this Rawang area, lolz.

Couldnt get a less than RM 500k condo ( or RM 500 psf ), this M2 at RM 420k with proper gated & guarded landed seems okay.

Summore complete in June / July 2016 is ideal for me, I hope its not early delivery of 2015.

If 5-10 years ago, I might prefer / opt for Freehold ( even without F+G or G+G ) instead of Leasehold although with proper Gated & Guarded.

Now, I definitely choose Proper Gated & Guarded for better security, no matter concern of Leasehold or Freehold, as long as, the price are fair and affordable, where security ( G&G) and lifestyle ( club house, park and etc ) comes later upon completion.

Honestly, RM 20k is not a lot if we comparing an intermediate vs an end lot for half exclusivity. But, in this M2, RM 20 is already almost 5% of the purchase price, hahaha.

I heard M2 20x65 end lot is just a normal size 20x65 without extra land given but only with more windows, however, the most concern would be the road sandwich btw the end lots, which make a huge noise at night and not comfortable living where people can walk passby the road as they wish.

I myself really fancy end lot a lot, ( maybe cannot afford to get corner lot for prices ) but only those with extra land of about 10' feet ( or more ) and I rather the unit is not next to main road / small lorong where bikes / motor / cars can pass easily. It creates noise at night and also uncomfortable with car lights and etc.

In this case, I think intermediate is much better choice for M2 20x65.

Agree with you bro. The high ceiling upper hall is impressed me.

The ID design is looks very great, we can see the house is fully extensive with every space especially kitchen area, though it looks much suitable for a small medium cooking family.

Honestly, I like the Type A1 facade, especially the windows, however, based on the photo of propcafe.net, it seems the Type A2 layout a bit practical.

Not sure, got to take a time to travel there and see the show house.

How good, if something like this goes to Alam Impian, lol.

some more Pentas 3 is non GnG, no lake, no club house, only selling point is freehold.

Not sure about the inner part, maybe A1 with interiro design so looks very very nice and kitchen looks small,and A2 is basic unit.

Overall, I think only tiles is the only minor setback at 1x1 thru out the house, as well as car porch area, half tiles ( izzit? ), however, based on facade and price, nothing to complaint more.

Hahaha, not compare to Pentas ler, 20x65 vs 25x85 how to compare? If facade, I definitely prefer this M2, ( I like modern facade with white and greyish ), I hate I&P's classic red rooftop.

I thought only L&G doing this. Unfortunately, when I called Mah Sing hotline yesterday, the person picked up calls don't know anything and took my number and said the SA will call me back.

Heard left 5 intermediate units, should simply hantam one first then only decide, because the S&P date could be dragging till dunno when, approx min 5 months to get the conversion of agri land to residential and also AP DL.

Hahaha.
