Thinking to buy one unit there..but any comment about the developer, location? Heard a lot of complaint from the owner there...

Anyone staying there??

It has enjoyed some positive spillover effects from DPC.

was checking out PMP a few months back, so the info below may not be 100% updated. Apologies if the numbers run a little.

believe the market price has increased too fast, and outshot its valuation.

In mid 2009, a studio there (458 sq ft) was going for about 90+K. That same studio is now asking for about 170 to 180K. Max mkt valuation then was about 130K, I believe.

studio's there r quite illiquid. U may be able to parang down the 800 to 1,000 sq ft units.

yah those who wanted to buy DPC, but cannot afford, hence went on to buy PMP creating the spillover effect ?
in mid 2009, there was economic downturn which makes prices low esp for PMP in which the product turned out worse than expected .. but that doesnt stop the developer from selling the the 2nd block at higher price .. now that the 2nd block is completed, i supposed the 2nd block owners want to speculate the price to 300k ..
but in my humble opinion, dont fall for it .. always take the bank valuation as the benchmark irrespective of what the market transaction is ..

Bought a unit at Avelon towers a couple of years ago (3+1 room, 903sqft). The place itself is quite strategic, just opposite DPC. But facilities wise, it's really very basic.

Currently renting out the unit at 900/mth, which I heard is below the market price, as some units are renting for 1k and above. Still speculating on how high the price can go up for this place.

The new phase, Beverly towers are priced way higher when it was sold.

it looks very low cost from the outside. I particularly hate the tangki water visible from outside and it looks so ugly.
Dont know about inside but see outside also no mood jo.
And it looks much older than it's actual age.

Nope. Nowadays new concept no gas tank. Btw there is another gd 1 behind ketam Menjalara. Name is like I village. Forgotten Liao. Tis one reasonable priced n fd oso not bad. At least not like ketam suka suka charge wan. Coconut oso overcharged. Kns.

where can u get RM300K++ condo (fairly new) in Damansara or DPC area? compared to older condos such as Medan Putra and even Menara Manjalara, PMP is actually quite new and ok...and young people are always complaining house prices beyond their reach...they want to buy new undercon selling at 100-1200psf chic condos instead...they want flashy Rm100k CARS AND LATEST RM2-3K smartphones, and spend like crazy swipe credit card go holidays ONE SWIIPE rm10k++...and they wonder why their loan applications not approved...this is real case..one thing i've learned is that most youngsters only complain

I personally think that PMP price is considered very low right now and should be going up when DPC new mall is opened.

Specs are:

Avelon tower
3+1 bedrooms 2 bathrooms
on 12th floor
at a price of 410k

Would this price be around market price?

Urgent! I am considering to purchase a unit at PMP, Avelon Tower 2, 918 sf at RM407K, fully furnished, but the items are not in good condition. Initial price is RM418K, but the owner is willing to reduce another 11K as we will repair everything at our expense, so do you think it is worth it?

Check out who are your neighbours. I see a lot of "expats" staying there. Location wise PMP is good, condition wise really so so and tenant mix, I think is not so good. If you like to stay around the DPC area, u may want to check out plaza menjalara, menara menjalara, Menjalara 18. I think they are much better for that range. Just my 20 sen view. All the best!

Thanks for your suggestion. I have checked out the neighbours, 95% are Chinese, there is a Japanese family living at the same floor as mine. PMP has 2 towers, Avelon (older) and Beverly (newer). According to all the agents, Avelon is catering mostly families, while most investors bought Beverly and rented out to those "expats" you mentioned. I am renting at Beverly for almost 2 years so I did noticed that.

For the 3 places you mentioned, the most cheapest would be Menara Menjalara, others like ceveori mentioned are much more expensive, asking price starts from RM500K.

Freehold. Kl. Easy access to kl pj and outskirts (sg buluh). strategic location.

Come new year, first class view fire works if the unit is facing dpc. Of course the price is traffic on such occasions is crazy. But hey if u r staying in thats not too much a prob, aye?

Basic amenities. How often one goes to the pool n hits the gym? Or u can jog your way to dpc, grab a burger and burn your access fat on your way back.

There is a subway n minimart and walking distance to the bank so one will not be starved to death. Convenient. Very convenient.

Got Children? No worries. There are srk, sjkc, sm, private school also got.

Maintenance fee. OK reasonable... if u compare w others, they r pricier

A lot of Thai girls at Beverly. Black less. N I reckon thai skimpy dressing ladies r more of an eyesore the bangla ! The blacks don't come in groups but these uselessladies come in groups. There is a black family w young children. Bangla n other national r security guards. Some station at Tesco. Or some work as kitchen helper at kiss burger DPC. These ppl who PROPER JOBS r OK.

Conclusion. Its a goodbuy at Beverly.majority owner tenants r Chinese

1. We have 4 cars in total, if each unit only has 1 parking lot, then the remaining 3 will have to park outside? In between the road somemore??

Avelon is old. Dim. corridor is dim and cement floor if not mistaken.

can buy landed at kepong or sri sinar
500 slightly more, go bkt kiara or changkat kiara still got. or else check out putramas KL... nearer to city/ city centre.

this place is terrible to stay la...
its a service apartment, but its more like a very high density flat...
the corridor and the room are not tiled...
the ceiling oso damn low... and people staying in it are nothing like doc people le....
i recommend u not to park your money at here
plus its a product of sri melinger....
brand name oso people scared
last time got court case oso

asking for opinion, basic unit for menara menjalara, 1076, low floor, facing villa manja, selling for rm425k....is this a worthybuy???

looking for long term investment....

so overall after reading few posts mentioned, beverly with a DPC view is better than avelon or plaza manjalara?

I don’t think bank is paying all the outstanding.

Open market can get for about rm 285k now.

Not sure if it is really a good catch at rm 264k.

Last month at 190K only and yet nobody interested.
As usual wait for price to drop cheaper.
