 You City in Cheras 9th mile by PJDevelopment, Good for investment?

We go through the project again and again and I think the project is very good for investment. Although many people around me say "future price". For me the main attraction of the project is the "freehold" and "MRT".

We look around Cheras area, Permaisuri high end condo and none of them is freehold. Long term we will get it back. It's just a matter of time.

"MRT" I don't know how many tai ko here lived within walking distant (5 minutes walk) to a LRT station. Well, I am. Seriously the effect of walking distant is big. This may be the main factor in determining future property prices. 5 minutes walking distant and 5 minutes driving distant make a lot of difference.

Besides from the the shoplot, security, swimming pools and etc is all the things that people want in the future. All the condo now has a swimming pool. All the people now want easy access to food and shops just to save time.

Financial Crisis or not, QE3 or not, look... Malaysia has to progress. Malaysians don't want to live in flats anymore. Malaysians are willing to pay to buy a good house. that's my point of view. Besides, I think Malaysia "future salary" will be better than now.

potential investment or bad investment. Depends on how you all think.

A shoes manager go to Africa and notice no one wears shoes there, he says it is a bad investment for shoes. Another shoes manager goes to Africa and notice the same, he says there is a huge market for shoes as no one wears shoes over there... That's all for the bullshit.

Every now and then I will drive pass the 9th mile. The progress is well on the way. Youvista Block D will start to service the interest soon as told by lawyer. MRT progress is also well underway. You can see the pillars along the Cheras-Kajang highway starting to connect itself. It's really a sight.

For me there is no best location in property. Previously, I have stayed in Miharja Condominium. When I first rented the house I was troubled with the LRT noise which is coming through once and a while. However, when I really got to stayed in it I found that the problem with noise wasn't that bad because I spend most of the time at work when I'm really at home I was so tired that I sleep regardless of the noise.

After that I moved to an apartment with no direct sunshine therefore my house was not that hot. I was thinking great!!!!! Finally!!!!! Add to that I got a KLCC view!!!! extra great!!!!!!!! However later when I started staying there I noticed there is a big problem. It takes my laundry longer to dry. Sometimes, it rained so often there isn't enough sun to dry them. My clothes are dried up by wind rather than the sun shine. (which is not good) This causes me a great deal of problem. The house is very humid and cool which caused illness too. So I have to open up the curtains and windows so that the sun shine can come into the house. (barely there is any direct sun shine)

That's why in Youvista I bought a place facing the sun. My thinking is that now there are curtains that can totally blocked the sun therefore for me the hot issue is not that big. I can still conquer it. If there is no sun shine in the house then the house will feel cool, humid which is not always good. Mattress, pillow, clothes and teddy bears need some ventilation and sun shine to kill off the bacteria and germs and house needed some sun to get some "yang" if not the house will be too "yin".

In conclusion, Good location for me is I rather to have sun in my house. When I don't need it I blocked it. When I need it I can use it.

Welcome tgv to cheras sentral. Youcity folks just need to board on the train and within a few minutes you are in the cinema. Not to mention, a few big names are there too.

The feeling of boarding on a train and making a transit at Tasik Selatan (10 minutes) to LCCT and get on a flight.

The feeling of boarding on a train and reach KLCC (20 - 30 minutes)

The feeling is like 'wow! Time machine!'

I count the time caz I'm trying to define what does "short walking distance" for Malaysians means.

I think is 5 minutes from your home to the train station (without proper shed from sun and rain)

I think is 10 minutes from your home to train station (with proper shed from sun and rain)

I'm sorry for all these crap that's going in my head!

If some one buy it in a price of 390k which is the highest price. The rent can easily cover it.
The rent for my place range from 1.3k to 1.8k depending on furnished or not.
