 You City in Cheras 9th mile by PJDevelopment, Good for investment?

Sin Chew advertisement said 70% block A & B sold. Now sell block C. Anybody know PJD increase block C price? should I choose left over unit at block A & B or new units at block C?

I was told by a You City SA that the exact location eg. floor etc of car park of You Vista will not be specified in S&P. It will only said you have 2 car parks. Exact location of car parks will only be knowned upon VP. Why ah? Is this common practice ?

Don't think located outside of building so long S&P said covered car park.
I was told the car park is side by side, not front and back. Of course, again, not in black and white.

I think You City will be a good medium to long term investment. This MRT is different from existing LRT. This MRT will cut thru major business centres in KL. It will be complemented by the second MRT circle line in the future. A lot of people still do not quite believe in MRT as it's not in existence yet. Experience in other countries shows that properties within walking distance to MRT will appreciate once MRT is functional. The shopping mall will also help to draw people to You City.

Also, this is next to highway and a freehold area. There is not much land left in KL. People are buying as far as Kajang and Seminyih. I believe Cheras will be transformed in 5 year time with the completion of MRT lines, Sunway Velocity etc and access will also be better with new highway, SUKE, etc.

I will seriously consider puchasing one more unit at future launch of You City once I got bullet again. smile.gif

I do not know whether they will open the shoplots for sales. However, I hope they will only rent the shoplots and not selling it as shop lots and shopping mall owned and managed by developer has higher success rate.

I am not worried if PJD rent or sell the shoplots at ground floor of You Vista. I am worry whether they will rent or sell the retails lots of You Festival which will be launched in the future. If PJD manages the life style mall then it has a chance of success like Leisure Mall.

Considering the sales of You Residence and sales to date of You Vista, indeed the overall sales of You City should be considered as quite good. Yup. The newer phase sure will be more expensive especially the uncertainty of general election is over after April.

I think the wet market and big longkang will be gone or beautified when the MRT is ready. It will be a retail hub with the You Festival Walk mall, nearest to the station. Things will not standstill in that area in 3 year time.

MRT station is within short walking distance of You City. If you look at rumoured MRT2 route plan, very likely Phoenix will be the interchange station of MRT1 and MRT2 and Phoenix station is just one station away from You City. Also Suke highway will have an interchange at Phoenix. I think You City is a good bet. smile.gif
