Tot developer there going to manage the shops... With good management they can manage the balance of number of f&b, convenient store, retails, salon, servicing and others. Make sure non are over supply n maintain the shop quality....

Now look like going to out of control in future... Later full of massage shops.....with plenty of choices. Not bad also for some...lol

Don't give too much hope on Pjd. Their Endah Promenade shop area and car park also not very good... Look like another hit n run for developer. Good luck.....

with their team i don't think so.. XD.... unless they can hirer Lend Lease come to manage it. australia base company. they are the 1 made setia city mall happen. they are very very straight to tenant + many rules and regulation need to follow. wink.gif or capitaland also good.

a good mall not just location. the team to manage the mall are far more crucial sometimes. thats why even SP setia don't dare to manage/handle by themselves. they hirer Lend Lease to manage the whole mall from the renovation stage to opening.

Hope they not selling the retail units out. that's will be out of their control in future.
exp: KL times squares and Queens bay mall. both malls retail units almost half of it sold to different individual buyers due to financial problems.
now hard for them to control the tenant quality at the retail unit thats not belong to them.

for paradigm mall should be WCT themselves to manage it. handle surprisingly well and very successful as a new mall.
Their very first mall is Bukit Tinggi mall quite successfull also. i think they join hand with Aeon to manage the mall.
Aeon has more experiences to manage a mall and wct gain experience from there before open paradigm mall.

a well maintain mall need to have strong leasing team - to gather good quality / potential tenant.
and very straight fit out team- to makesure the overall look and feel of the tenant's shop meet their mall requirements.

of coz others like marketing, PR, security.....etc.. also play important roles. smile.gif

Don't you realized behind the old township lack of bank? The area affected from Segar Perdana, Bukit Hatamas, Awana, Cuepacs, Alam Jaya, Sering, Sunway Cheras, Hijauan Residence, Taragon Puteri & others, don't have bank. Yawor, why no bank at middle of cheras area? Found many banks at south cheras like batu 9, 11and balakong. Citi, Hsbc,MBB,pbb,Cimb,hlb,ocbc and Many more. Just MBB got 3 around and not far away.

Have to see how they manage it. Must have strong leasing team first. Gather up a nice mix of tenant list/category.

Those need to rent out good price... Need to ding dong until MRT done. Holding power needed. May get cheap cheap from those cannot tahan until MRT done... Bleed till dry liao... But Once MRT jalan Huang ar!!!

pjd is osk sister company.

got invited to osk pj atria mall presentation.... sibeh jialat. they no hirer any expert to run the mall. all manage by themselves. you city mall same also. totally inexperience in tenant mix and category arrangement .... compare to sunway, 1u and capitamall. sibeh jialat liao. worse than the starling mall.

- clothing they only got brands under mng group.

- fitness centre dunno wat name.

- artisan coffee

- village grocer

- big pet shop from the scott garden (france theme)

- Daiso

- standard sport brands. and also macam golf.

- all kind of facial, massage and body treatment brands.

but no cinema.

basically they said they going to copy/duplicate bangsar village concept + bsc food court area.. over here at atria.

-with just mng group clothing brand is not enough.
-high end eatery all locate top floor + food court area. macam bsc. sibeh quiet floor.
-too many makan makan... some unit lots we ask what u going to put here... they reply not sure maybe food also... jialat lor.
-overall they just want a stylo-milo mall. but got pipu come boh... not sure.

if compare to starling mall. starling mall far better. coz both nearby only.

cheras sentral....been there once.... still a little jialat. lucky got uniqlo and others ok brands.

2 lane because suntex is an island platform design. not because of mrt2.

side platform design will be 1 lane.

bukit dukung and btho station also island platform design. you will see 2 lane also.

access jialat 1 this 1. lagi got toll. another mati mall in the making. if stay in that area ok to go 6c6c. to attract other pigi sibeh susah lor. macam LRT Station Kerinchi sibeh mati. sunway putramall got KTM and LRT also half mati. ini macam ru city place for small mall self sustain mall for penduduk around is ok only.
