Imagine your tenant calling you every now and then telling u to fix here and there.
If the building deteriorates faster than usual gonna face hard time selling it in the future

Density technically refers to orang seekar or unit per acre for residential properties and plot ratio for commercial properties. Looking at the number of units alone without looking at land size cant justify the density of a project/location. A location might be highly populated but not necessarily high dense.

As for maluri, super high density, there's no problem about it. We all know that a location nearer to city centre can get higher density approval as compared to location further away from city centre. Comparing maluri and batu 9 really pusing till find no road to pusing already.
