QUOTE(clickNsnap @ Jun 14 2012, 01:27 AM) Haha! Later will be looking for semi-D in BSB (Bandar Sri Bangsar), then... bangalow in BSA (Bandar Seri Ampang). There are few lot reserved for primary and secondary school, even international school. With majority population in BSC are Chinese, I believe there will have chinese school among the schools, but still depend on the Government approval, and coming election lo..Btw, any ideal about primary and secondary school around BSC? If there are no schools around BSC for the next few years, look like have to travel all the way back to BSD (20+ km), where I am staying now. |

QUOTE(stonkong @ Jun 20 2012, 12:26 PM) Haha..good suggestion, please take the initiative to create it and give us the link, I will join it xDActually I just called the agent this morning, currently KLK slow down in launching, only Banyan 2 will launch in next month, other only come in next year, including next phase of shoplots. They said have too many bumi lots remain unsold, and the government not allow to convert the units so soon, make their project stuck there.. @@ |

QUOTE(papadon @ Jul 23 2012, 08:41 PM) The back of my semi-d faces the main road which leads into BSC, as would many other semi-d's facing the main road (including those facing the pond). That's why I choose to buy Bromelia instead of Banyan. no more unit in front opposite my unit, is the concrete wall, behind the wall is Banyan units, the wall is 10 feet higher than Banyan road, so from the safety side, I don think anyone can climb the wall by carrying the things, somemore Banyan also guarded The fence put up by KLK might not be suitable to ward off motivated criminals. If it is simple fencing, anyone can cut and enter and climb your back wall. As it is our front wall is so low anyone can jump over. As for the guards, if they are just going to sit at some pondok and just wave everyone in, it's quite pointless. We need make it efficient: 1) Print stickers for each section 2) No sticker, no entry without confirming with the occupants of the house you want to visit 3) No answer from owner, guard call mobile 4) Still no answer, guard to turn away visitor/contractor/service provider/pizza delivery/whomever. I don't trust anything that is cheap or free because a corporations main intention is to make money. Nothing is free. |

QUOTE(awiva @ Aug 2 2012, 08:33 PM) What's the brochure price? Better specs, smaller built up. Modern design. Awiva sure have many girlfriends, so scare to have a facebook Added on August 2, 2012, 9:10 pm For personal reasons, no do facebook, so won't be joining it. My experience from 4 years serving as secretary on the RA in my taman : The developer will normally provide guards until most of the units are tenanted, in our case KLK says they will give two years. The guards main duty will be to guard the empty houses, not us. Usually the exits will be manned. But we can always piggy back on their system, pay extra to get more guards to patrol. Will save cost. At this point it is unlikely we can engage our own security, unless the developer /or their security firm agrees. When times up, we can either retain the same security service if we are happy, or tender out to other firms. My main concern will be the perimeter fencing. This is the first layer of security. No point having guards if people can move in and out from all angles. Still unsure how much fencing KLK will provide, and what quality. If we want to do our own fencing, need to have a registered RA to push and 80% residents to agree. Consent from the local council (MDKS) and funding from own pockets. I am not sure if there is still space to get all buyers to sign a DMC (deed of mutual consent). With a DMC, the RA will have more power, e.g. to compel everyone to pay for security. Otherwise it is all on goodwill. |

Guys, very long time I did not post anything on this forum, welcome all Bandar Seri Coalfields owners~
I did follow the post here and also in the FB there, for myself I will stick to the discussion at here as FB is too open to public and the people who know you in actual life, I feel not comfortable to post anything there. For the group effort, I think the only thing that we should plan and work together is the security part. For others issue like group purchase, I think everyone has their own preference, so is very hard to come to a mutual agreement, and also I don't think that we hope to have the same items as our neighbors have, everyone hope their house is special. For myself, I do not mind to pay extra to exchange for the flexibility and also the freedom in getting own items. Btw, recently KLK is moving quite slow in this township in term of launching the next projects, as compare to other developers who has the similar township development, so the master plan still is a question at this moment, they might stop it anytime if the sales and profit is not encouraging, this is business. Cheers~ |
