Haha! Later will be looking for semi-D in BSB (Bandar Sri Bangsar), then... bangalow in BSA (Bandar Seri Ampang). 

Btw, any ideal about primary and secondary school around BSC? If there are no schools around BSC for the next few years, look like have to travel all the way back to BSD (20+ km), where I am staying now.

Hi all, I am Bromelia owner. Nice to see that there is an active discussion about our investment. Appreciate all the views as I am a first home owner.

The back of my semi-d faces the main road which leads into BSC, as would many other semi-d's facing the main road (including those facing the pond).

The fence put up by KLK might not be suitable to ward off motivated criminals. If it is simple fencing, anyone can cut and enter and climb your back wall. As it is our front wall is so low anyone can jump over.

As for the guards, if they are just going to sit at some pondok and just wave everyone in, it's quite pointless. We need make it efficient: 1) Print stickers for each section 2) No sticker, no entry without confirming with the occupants of the house you want to visit 3) No answer from owner, guard call mobile 4) Still no answer, guard to turn away visitor/contractor/service provider/pizza delivery/whomever.

I don't trust anything that is cheap or free because a corporations main intention is to make money. Nothing is free.

What's the brochure price?  Better specs, smaller built up. Modern design.

For personal reasons, no do facebook, so won't be joining it.

My experience from 4 years serving as secretary on the RA in my taman :

The developer will normally provide guards until most of the units are tenanted, in our case KLK says they will give two years.
The guards main duty will be to guard the empty houses, not us. Usually the exits will be manned.
But we can always piggy back on their system, pay extra to get more guards to patrol. Will save cost.
At this point it is unlikely we can engage our own security, unless the developer /or their security firm agrees.

When times up, we can either retain the same security service if we are happy, or tender out to other firms.

My main concern will be the perimeter fencing. This is the first layer of security.
No point having guards if people can move in and out from all angles.
Still unsure how much fencing KLK will provide, and what quality.
If we want to do our own fencing, need to have a registered RA to push and 80% residents to agree.
Consent from the local council (MDKS) and funding from own pockets.

I am not sure if there is still space to get all buyers to sign a DMC (deed of mutual consent).
With a DMC, the RA will have more power, e.g. to compel everyone to pay for security. Otherwise it is all on goodwill.

Got bit of problem with MDKS as my Banyan unit has neighbours at the back.
MDKS might not approve any extension at back.

We can shop at the nearby Econsave rite. Never been there though, info from my fren who stay at Desa Coalfields. Food maybe can eat at Kepong or cook.

For my house, I did some water system re-route...I noticed bromelia water sytem 100% tap drom water tank. What I did..I bypass all and directly connected from main line...and water tank only during emergency with shuttle valve installation...and the result satisfactory...coat me around 500 buck...huhu
