Just received two banks offer home loan.

Ocbc offer loan up to age 70 at BLR - 0.24% (with optional 20% extra loan for renovation interest rate at BLR - 0%).

Rhb offer loan up to age 65 at BLR - 2.45% (was having bad experience with Rhb in previous home loan, always late release progressive payment during construction period).

Different of about RM10 saving, if choose Rhb, but Ocbc offer additional renovation loan... Tought decision.

Any advise? Thanks.

If I was you, I will go for ocbc, just my opinion =)

Until now my Bromelia also paid for the first 10% progress only, but seem like my unit already put the roof 0.0

My appologies, I am new to lyt forum and didn't check the scope of discussion allowed until someone told me how to and so I 've taken my discussion on my offer for sale to the right forum, namely the property classifides section.
*
Is ok.. but I still hope you can keep the unit for your own stay smile.gif

My fiance has been complaining about the masterbedroom. It looks weird. We thought maybe we should extend it since there are extra space just outside the window. Will the developer allow it?

I think that is the car park roof..it is flat like an empty space, Bromelia also has the same design, but I wonder whether the structure is strong enough to support for the extension, you need to check out. I got ask the developer about this issue, they do not allow any changes until they pass the key to us, then we can do our own architect drawing and submit for the renovation.

Bromelia masterroom even do not have the normal windows, it is somekind like "sliding door" from the photo that taken by other owner in previous page, so can walk out easily to the roof there. I also hope to make it become a useful area if possible, such as extend as balcony. Anyway..we still need to extend it to the front gate for car park, if not raining day u will get wet even park your car inside the house.

16ft at its lowest point? Anything above 16ft is good enough for a partial additional floor! icon_idea.gif

Tempted to do this user posted image

Except above the elevated floor is ceiling. If it can be done, then i'll gain more or less extra 100sqft of workstation rclxms.gif
*
But I wonder if you renovate like that, how you going to move something big like wardrobe to up-stair? Will block by this partial floor?

Checked the KLK website: http://www.klk.com.my/property_projects.php

Noticed that the Duranta comes with 'Pre-construction anti-termite soil treatment', just would like to confirm other type of houses having the same treatment? Please advise/confirm, thanks.

I also went to the site on yesterday morning, managed to take some photo with my phone, will upload them later. Yes Bromelia is coming fast, my unit still in the structural stage, but the row next to mine already plastered, think very soon will be my turn. However, abit disappointed because actual size looks smaller than expected although my lot is 24 x 75, intermediate even smaller, especially the kitchen area..

I am staying nearby The Curve, drove from there to BSC site via kampung road took me 25km and 30 minutes. When back I am using LATAR, PLUS then NKVE to SS2, took me 35km with 2 tolls (about RM4.30 in total) but 20 minutes only (no speeding, 110-120km only) xD

any sifus here can advise whether Bandar Seri Coalfields or Aman Putri nearer to LATAR highway? tq in adv!!
*
For sure is Bandar Seri Coalfields, just 1km down from the main entrance (traffic light), Aman Putri is 5km up from Bandar Seri Coalfields, so it is 6km from LATAR, but Aman Putri is nearer to Guthrie, just about 1km too.

You sound so relax about your purchase, bro. May I know the reasons that made you to want to buy a banyan semi-d in BSC? I too bought one and I don't mind staying there as long as there is good choices of Chinese/Thai hawker food like what I am enjoying now in PJ! tongue.gif  I really hope that I won't miss these. For me, the main reason for this purchase is a landed freehold home and relatively cheaper thus value for money. I don't mind the distance if BSC can become a township similar to Taman Megah PJ or SS2. People can then skip coming over to PJ for food. The price we paid is making it much less per month to pay instalment smile.gif .
BSC will have fresh air as the whole area is surrounded by oil palm. The upward sloping hill is good for walk and exercise. Elsewhere in PJ, you can't run or walk without breathing in polluted air. It is thus an ideal place for people who retire like me.
My only wish is that when the shop lots are tenanted out, there may be more Chinese restaurants there. This is very possible for as long as there are Chinese, there are food...lol, for we love to eat out! Across the road is Desa Coalfields. It has mostly Malay/mamak food and relatively quiet too.
I checked on Tesco announcement for their new branches but none is in BSC. As I know hypermarts require certain population ratio to be approved by the authority, and maybe the criteria is not met yet for BSC and its surrounding area. However I hope Mydin can own a shoplot or 2 there, like what it does in Masjid India, KL. This will make grocery cheaper. I wonder if future residents can group together to write to Mydin or some big businesses to run a foodcourt such as Ming Tien in Taman Megah, PJ.
Seeking some response from interested parties. Thanks.

Called KLK developer yesterday and was told the completed banyan unit is not for show unit as all are sold out.
However, you may register for another new launch for semi-d soon. The gently rising up hill is good for those who believe in feng-shui, hahaha, though not me. But the view of a big gentle slope will be refreshing I think. When KLK cut down more palm trees to build more houses (1000 acres) in BSC, then MDKS may approve a hypermart. Hope you join in la, dear bro...
Opposite Desa Coalfields is only 200+ acres only, yet so many homes.
I hope KLK will build the shoplots soon, or we will need to travel far out for our needs at least for the coming 2013 or more..
Hope Henry can comment on this issue.
*
Henry seems like disappear for quite long d, wonder whether he still working in KLK? As I told by the staff, more than 80% of the buyers are Chinese, as we chinese are good in looking for the business opportunities, I believe will have some tauke will open the restaurants there biggrin.gif

For sure 1000+ acres will have hypermarket or mall to support the communities, just don't know when it will come only, stay tune! haha..

Did u guys noticed the wall between 2 houses / party wall is just single bricked?

Went to check out the site last month and was quite disappointed by that.
*
I did check for Bromelia, I am sure is double bricked and they used clay brick (red color) for the wall between houses, for within house partition they just use sand brick, but I think should be good one as well, because I tried to bang it few times still tahan lasak, haha..

Totally agree, I am in my early thirties and I always want and strategise to live in Suburban area!

A "Duratan" here and one thing I am concern to ask all Taiko/Taijeh here:
Can I park 4 cars in Duranta-(2 under the concrete roof, 2 at the driveway)?

Warmest Regards,
Muzi
*
Even if the concrete roof can hold the weight of your cars, I wonder how you drive them to the roof? tongue.gif
