Stumbled upon the news released by the concessionaire for the KL-Kuala Selangor Expressway (LATAR Expressway) @ http://www.latar.com.my/MINR.htm (PROJEK PERSIMPANGAN BERTINGKAT BANDAR TASIK PUTERI & JALAN SUSUR KELUAR LEBUHRAYA LATAR KE LALUAN B149 (KUNDANG). When completed by the end of
2015and 2014 respectively, educational and recreational facilities like the
Victoria International College, Tasik Puteri Central Park, Tasik Puteri Golf & Country
Club etc. in BTP. Kundang Lakes Country Club, Blue Lagoon and SJKC Kundang etc.
in Kundang will be easily accessible.

Went for house inspection today. Kunci ada, air & letrik tada. mad.gif Was told by the site supervisor that
all units have already been connected with underground fiber-optic cables. Have to verify with TM
as we were told by an Unifi agent that TM will only set up the ports with 60% occupancy. rclxub.gif Hope it's
not going to lead to a Catch-22 situation. Workmanship wise, hardly any complaints.

Perhaps, out of goodwill, KLK will provide security for Bromelia, Duranta/Oleander for a reasonable length of
time. Hopefully by then an R.A. would have been formed to take over. And do we dare hope that KLK will
extend this kind gesture and build the 'guard houses' too? KLK will want to maintain a good corporate image
by fulfilling their social responsibilities as a good and responsible corporate citizen.

The proposed security layout plan (not to scale) is specially for Duranta/Oleander. Plan B requires the widening
of the entrance, right to the edge of an existing fence (indicated by dotted lines). Currently this is for discussion
and input only. Approval from the relevant Local Authorities (L.A) and the consent of up to 85% (subjective?) of
the residents of Duranta/Oleander is required. Above all that, the L.A. will only deal with the R.A. rclxub.gif

After the Sg. Buloh Toll, keep right, take the loop and enter the N-S H'way. After passing the Sg.Buloh Hospital
exit, keep driving and take the next exit (Rawang Selatan). After paying toll (RM1.30), take the 2nd exit/turning.
Keep going till you reach the Kuang Barat Toll Plaza. (Rm2:00) A short distance away, exit at the Puncak Alam
Interchange. At the 2nd traffic light/T-junction, turn left into Jalan Kuala Selangor. About 1 km down the road,
take left ('Hibiscus' on the left and 'Banyan on the right) or you can drive a little further and turn left at the traffic

The developer is deemed to have fulfilled its obligations if the electric cables and water pipes have been laid
and applications made to TNB, Syabas and Indah Water for connection/supply. With everything else in place, the CCC
can be issued.

As hoped for, KLK has provided security for Bromelia and Duranta/Oleander beginning today, The commissioning
of the street lights is expected to be carried out this evening too. As for the meeting, you call the shots. I'm with you.

Duranta have electricity now, but still no water. But things are beginning to fall into place. Expect more good news.

Aiyah! you and crab hammer got it all wrong. This is a safety/beautification undertaking.
A kerb with concealed drainage (pic below shows an exposed u-channel drainage)

will channel water to the drain. If at places where it can't be done, the existing drainage
outlet will be sealed. So where is the 'bau busuk' gonna come from? No sewage pipes or
septic tanks are involved. doh.gif Indeed if this is carried out, Durantans (with driveways on
a higher level than the road) will be extremely pleased.

Am not too sure but I reckon it's just submitting a standard form at MDKS. For this I think you need only
pay a nominal fee. For "major" reno., it may set you back around a cool 2k. In your case, if it involves
removing the common fence you share with your neighbours, then I think you may need their written consent.

Bro. It is Bandar Parklands by WCT, a freehold Gated & Guarded developement. If not mistaken, the maintenance
fee is RM130/mth. BSCalex should be able to confirm this. But then I may be wrong.

Thanks for the confirmation. Judging from the pics, I'm quite sure it's the paramesh 358 High Security Fence.
It's supposed to be 'anti-climb' with a 3"x 0.5" x 8 gauge specification. I'm sure WCT would have factored in
the cost of the fence in reaching the selling price of their units. Plus they can recoup from the compulsory
monthly maintenance fees.

Having said that, where do we go from here? Get ALL the residents to contribute and re-do the fence?
(with KLK's subsidy?) Increase security with CCTVs , more security personnel and gating the backlanes?
Or both?

IMHO, I think the days of cutting fences to sneak in and steal shoes or literally to 'curi ayam' are gone.
So I'd personally, realistically, opt for the second option or dream of the third.

In the meantime, anyone extending their kitchen can deter burglars entering through the roof (their normal
'modus operandi') by nailing down 12mm plywood on the rafters before securing the battens. Security and
insulation in one go.

Getting back to security fencing, the cost is substantial. As per pic posted
by BSCalex, a paramesh of 3" x 0.5" x 8' ht (wire - 4mm dia.) is approx.
RM116.00 pfr.
Alternatively, a paramesh of 6" x 2" x 7' ht (wire - 5mm dia.) is approx.
RM70.00 pfr.
The above prices are inclusive of posts but exclusive of installation charges.

As posted in another forum, Tesco @ Puncak Bestari is expected to start operation in Sept. 2013.
However murmurs in Tesco points to an August opening. Whichever the date, it is good news,
especially for those who intend to move in early.
