Firstly, congratz crab hammer. As for security, here's my humble take on the subject.
So using Duranta/Oleander as an example...

Duranta/Oleander = 289 units
Contrbutions @ 70% = 202 units

3 additional guards (12 hr. shifts) @ RM 5/hr. = 3 x 12 x 5 x 30
= RM 5,400/mth. or approx. RM 27 per household per mth.
(Because of the differences in the no. of houses in each precinct,
the quantum will therefore be different)

Currently each precinct is manned by 4 guards on 12 hr. shifts,
With the additional guards, it's recommended, IMHO, to have
2 'static' + 1 'patrol' (day shift) and 2 + 2 respectively (night shift)
The patrolling guard(s), other then their general duties, will constantly
check on the integrity of the perimeter fencing and to escort visitors
to their intended destinations and to ensure that they are bona fide
visitors. (Crooks generally enter guarded communities under the
pretext of visitations.)

However, the RM27/mth. figure is only valid for as long as KLK is maintaining
the status quo in relation to the current deployment of guards. While KLK
have not issued any statements, I'm confident that KLK will provide the
security services up till the date MDKS takes over in a year or two. In the
meantime, KLK with it's corporate image to protect/enhance and the
resources it has, may sponsor the construction of guardhouses c/w boom-
gates etc. I'm confident KLK will and it was that confidence that made me,
and especially Mel2, 'invest' in BSC.

Yes Bro sepusk8. This quotation is from BT Securities S/B, the current security provider
engaged by KLK. Without KLK's generous contribution, Duranta/Oleander would need to
pay RM 63/mth/household. As for Areca, because there are only 128 units in the precinct as against
D/O's 259 units, may need to pay RM 60/mth/household. But b'cos of the smaller area of coverage,
2 additional guards @ RM 40/mth/household may be sufficient (based on +/- 70% participation)
So Arecans, only you guys can determine what is best for you.

As for the future residents of BSC with R.A. experience, but who are reluctant to step forward for fear
of being bogged down with work, I am pretty sure there will be volunteers should you, the committee
members, need to delegate some tasks. En. Farid of BT Securities is very proactive, and with an equally
proactive KLK, there will be light at the end of the tunnel. We as residents should do our part too.

On the subject of the R.A./Security, I have already posted my plea on Mar 28, 30 & Apr.10, 2013 so
I am not going down this trodden path again. Just trying to keep the amber glowing.

Bro Alternation, your best guess is way off. It's Jalan BSC 1B/5. 1A is in Duranta precinct.

Thank you awiva for your input. While it's greatly appreciated, the dream of an R.A.
will remain just that unless someone steps up and take it by the scruff of the neck.
Right now only KLK, with its access to the contact numbers of purchasers, can help
arrange/organize a meeting to get the ball rolling. As they say, "you can't make bricks
without straws"....

This initiative, if taken by KLK, can boost/enhance their corporate image with an added tagline..

No lah! BSCalex may be mistaken. The dates of signing the S & P by purchasers of the
same precinct can be months apart. That's why I got nothing and others get their LD's
on the day they receive their keys. Now how many developers do that? So, based on
that assumption, some Banyan owners may get LDs while others may not.

Looks like the photos were taken from one of the cockpit "windows". So I guess seneador
could be one of the cockpit crew or someone with authorised access to the cockpit. I have
come to (or jump to) this conclusion b'cos his earlier posting shows his in-depth knowledge
of aviation. Your guess is as good as mine.

Sounds like you're into Feng Shui. If anyone is worried that the pointed edge of the diamond-shaped
warning sign is like a poison arrow, then I suppose hanging a bagua mirror above the door will
counteract any negativity, right?

On the other matter, a "speed bump" is actually one of two types of speed breakers. The other being
a "speed hump". My 2 cts. worth! Cheers!

Use a concave bagua mirror instead. It does not reflect but absorb negative chi and neutralize it. hmm.gif

Personnel at TMPoint suggested that residents register with them so that they will know if there is a demand of at least 60%. Even if you're
selling or letting out your property, register. Your buyer/tenant will want the service too. Registering does not compel you to sign-up under the registered name so there is nothing to worry about. You just need your I.C. to do it at any TMPoint outlets. All the best!

If a plug point is located near the water tank, then in all probability, it is for the water pump should you decide
to install one. As I do not know the exact location of the plug point, I can't comment on its safety or otherwise.
However I would be surprised if KLK had not taken all safety precautions into consideration. Just my 2 cents worth.

The security service is for 2 years and it's for all precincts. Seems KLK wanted to build 'proper' guardhouses,
but the relevant authorities will only entertain such request if it's submitted by the BSC RA (non-existent)....

Areca owners are so lucky to be provided an anti-climb/cut 6-0" ht. paramesh perimeter fencing.
