Wanna ask any Arecans closing the air well for the courtyard?  Any suggestions for that? Sifu can give any suggestions.

Me too, thinking of covering the air well with polycarbonate or glass roof, just would like to block it from rain... But not blocking sunlight & wind... any ideal icon_question.gif

Hi BRCian/Arecian,

Just collected the Areca house key today... the built quality overall is okay, but spotted some floor tiles are different type/colour and some wall with uneven paint work sad.gif

Here are some photos taken today... happy with the fencing rclxms.gif

*
Very likely own stay, just a bit worry on fetching kids to school (long distance + long traveling time from BSC to PJ area). When are you plan to move in?

Its a standard plan from MDKS. You can extend your kitchen and bathroom until your back gate and its includes your kitchen cabinet. Pecah dinding and all the awning also count in the kitchen renovation. I also bought a standard plan for gate so you can reno your front and back gate if you want. Total cost I pay is RM927 but can get back the RM600 as deposit. Hope it help.
Happy CNY to All...me can't wait to celebrate Hari Raya with the new house  rclxm9.gif  rclxm9.gif  rclxm9.gif

Me too, I am thinking of having the glass or polycarbonate roof, leave with 6 inches gap... let some sunlight shine & wind/air 'blow' into the courtyard... not sure can be done or not? blush.gif

You are having full extension, right? I am thinking of extending the kitchen only (half extension), will drop by the MDKS office and have a look on the half extension plan. icon_rolleyes.gif

Has anybody install an alarm system. Can recommend a good installer.

Paradox or Blugard.

Don't plan to use my renovation contractor as so far his price is on the higher side.

Hi awiva & affished,

May i know which contractor you are using? Try to avoid them...

By the way, plan to extend the kitchen (half extension), any idea the cost of the extension?

I will try to join the gathering this Sunday 3-4pm, April 27.

I use one of the contractor that have office there, for small reno. (The cheaper one   biggrin.gif )

They are OK, just on the expensive side, b'cos got established office-mah.

If you want to use them make sure you prepare clearly everything you need before nego.
Otherwise after contract signed, every single thing will be charged extra.

For extension, the rule-of-thumb pricing = ~ RM100 per square feet for 'usual' specs.
Best to get MDKS approval first. Buy their standard plan.

Mine is Ho & T
*
Thanks Awiva, you means... the contractor 'Classic' office at Duranta? Noted the extension pricing... RM100 per square feet - if I would like to extent 10 feet x 10 feet = RM10,000 (I thought it will be double or triple or ... more).

Thanks Affished, saw the Ho & T banner at one of the Areca house... we are at the same row biggrin.gif

By the way, I am from Areca, I can join you all this Sunday, preferable in the afternoon 3pm.

They are actually OK. Just that they charge higher to cover overhead, since they have office there.

Quite professional, the guy always answer call and follow up.
Everything in black n white. Good b'cos everything is clear, no arguments. Bad b'cos if you want to add any small things - $$$.

If you get an independent contractor - the one that drives round looking for projects - probably 10 -15% cheaper but risk also higher. If really gutsy - getting Indon workers yourself will be 20-40% cheaper, but may get heart attack

RM100/ sqft is the indicative price for wetwork to build the 'empty structure' which should include floor, wall, ceiling, roof, hacking, cleaning, standard floor tiles, wall tiles to 5 feet, one window and one door.
If you want better specs like concrete roof slab, pay more. if need extra wiring n plumbing, pay more.
Can be lower or higher, depending on how you nego.

I think you may want to prepare 15K, things can add up very fast - concrete table, plaster ceiling, extra light n plugpoints, sink n taps, etc etc.
*
Thanks for the info, awiva.

Btw, sorry bro/sis, I am unable to join the gathering this afternoon, due to unforeseen reason.

Hi BSCan,

I don't think I can move in to BSC in the next 1-2 years, due to anak-anak schooling around PJ area and a lot of traveling time is needed... if we've moved to BSC now.

Instead of leaving the house empty (Areca), I am thinking of renting it, any ideal the rental for the Areca 22x75 intermediate/facing south unit?

Btw, also consider selling it... if there is a reasonable offer - actual market value/price. If you or your relatives/friends are interested, please PM me. icon_rolleyes.gif

Thanks.

Thanks for sharing, Supreme1394.

Actually, I prepared to move to BSC, I traded my 8+ years old Avanza for a Mitsubishi Mirage last year, the Mirage is about 35-40% saving on petrol than the Avanza. The main concern is traveling time during peak hours, especially sending kids to school and back to home.

I am staying in Bandar Sri Damansara at the moment, it take 30-45mins (one way) to send one of my kid to school in PJ, I think it will take additional one hour from BSC to PJ during peak hours, there are many activities in the school, i might need to travel more than one trip a day... Further more, I have another younger kid in primary school with different schooling hours... I don't think I can handle it, unless I am a 'big taukeh' and no need to work tongue.gif

After thinking for 6 months... Decided to let go the Areca with very 'sakit hati' cry.gif

We like the BSC township and the houses, big and good value, but too bad and too sad... We cannot stay in BSC.

Hope all BSCian enjoy staying there!

All the best to you. 😐 If changing school cannot be done, it IS a problem. How to travel so many times a day up and down! Ours is only once a day.
*
Thanks Supreme1394.

I think BSC is ideal place for retiree or new young families, there will be new schools around BSC in the next few years and young families' kids can enroll the schools near by. Unlike my situation... with kids in primary and secondary school, a bit hard to change school 'half-way'.
