Hi Henry, just a suggestion to be considered, I think for the Banyan units, the color grey is a mismatch to the strong brown next to it. Please let the management team know of this and let them think about this. If anyone wants to highlight this, it is not a complaint but for the purpose of quality improvement. KL-K should consider afterall, this goes a long way to meet customer satisfaction.

Thank you for raising up this matter. Indeed, it is an important matter to us. I manage to download the relevant Clause of the Uniform Building By Laws of 1984 (issued by the Ministry):

So the 200 millimeters or 2 bricks only in 'general', under clause 86. For double storey homes, the following para ...'Provided....' applies, i.e.. party wall shall not be less than 100 millimeters (4 inches) before plastering. So if you add cement plastering the width may come to 4.5 in. thick.
This shows KL-K did not contravene the law, provided Majlis Daerah K. Selangor follows this in their own Building by-law. Each state has their own By Laws, I know as I was from the Prime Minister's Department before.
If you want to make sure, you have to call MDK, or refer to 'Selangor Uniform By Law 1986'. (I Can't get a download copy from internet)

Well, to what I see, KL -K is offering a smaller semi-d at perhaps a higher price. Such a move must have been based on sound basis. To attract buyers, please let us know as of now, what are the committed commercial development along the area and KL-K's effort to attract companies to invest at your planning stage. If this info is available, many will come and buy. KL-K is a huge company (just look at its share prices under the plantation segment) and we hope your good name will carry through to the property line too. I hope BSC will be much more vibrant than Desa Coalfields and it is my fervant hope that it fulfills its corporate social responsibility to its buyers who support and put our hope in it as many want a home to stay with good facilities. This new area has great commercial potential. For those in PJ, we are looking at clean eateries and shops at new areas as more and more middle and upper middle class residents want to enjoy. This is why Desa Park City is offering and look at how people flock there though prices are so very high.
Are there companies who have bought your plots?
Henry and the staff of KL-K, if you read this, please let your management know this request.

The HELP Univ new campus is under construction now. With RRI development, the new road from KD via RRI to the HELP Univ is look like inevitable.

Thanks. Highway is faster but has toll. There is already Persiaran Surian from The Curve that leads to Persiaran Mahogany, then to Persiaran Jati that joins the Sg. Buloh road which if turn left south wise is running parrarel to the proposed highway in this map to join the Guthrie Corridor Expressway that has an exit to Jln. Kuala Selangor near Desa Moccis. This allows you to skip the crowded portion of Jln. Kuala Selangor. Or else, turn right and go north ward by Jln. Sg. Buloh to join Jln. Kuala Selangor .
I took 40 min. the most to reach BSC fr. PJ. This is the same time I took daily to go to my office fr. PJ.
In my opinion, this travelling time is worth it for the sake of owning a freehold home at much less$! The extra hundreds or thousands u save by monthly instalments can let u go for extra shows, annual trips and spend on some luxury etc. It actually allows u to lead a different lifestyle! The reverse would mean tight spending, little or no cash for leisure living for each month and it goes on for years on end! It can really weigh your spirit down that way. Some stretch their loan over to 2 generations and live with unease.

Sounds philosophical. However, I have gone through that way for a good part of my living and there is nothing less than what is described. Only got out of it after selling off the house in PJ but only managed after many years. Then we see the difference.

A word of advice for the developer: have a heart for the middle class home buyers, some are first time home owners and hope to stay for a lifetime! If you put metal deck roofing, the noise especially from loud thunders nowadays we have often, is simply deafening and frightful. I once entered a house done up that way and the owner himself is a building main contractor, and suddenly the thunder hit, and guess what, it is like the whole roof turned into a huge cymbal -the crushing sound u get from the lion dance discs instrument, but it came reverberating down from the ceiling and seize you through and through. Where is peace for these ppl., even if they are willing to bear with it! You just don't know when thunders come, the only thing you do is to tell yourself - get ready whenever it rains, and don't hope not to be awake in shock if u are sleeping. If you have pets like cats or dogs, they will leap. For a contractor, one should believe that he already placed sufficient insulation to his son's home! Obviously, insulation didn't help at all- it just feels like nothing can block such huge noise!

If you read the link given, you will see that it refers to the effect of rain on a metal roof and not thunder. Does rain make loud sound like thunder? Why didn't you address the issue, or are you not able to?

Thank you for bringing this up. It's all about insulation and its effect on sound. Of course any child will know that thunder is louder. From the replies I have gathered, some establish developers are indeed using metal deck roofing for even bungalows. This shows that there are indeed better quality metal roof material and insulation techniques available in the market compared to the case I have gone through. However, this info came to me only later, and the case I went through was genuine, which gives ground to believe what I have seen and heard as a poor case of metal roofing and insulation. Hence, prozak53 should now be convinced that there is no attempt at insinuation at all, particularly at developers.

What he should have done should be, if he is in the know, to offer some info on this issue of insulation. Instead he showed 'indignance', and yet, refrain from giving a suitable answer. By talking about something else i.e. lightning - the cause of thunder whereas we are talking of the effect of thunder - loud sound, and by his further talk of the effect of rain, not thunder sound, on metal roofing in his links, he is saying to all readers of this forum that he is dodging the issue, that there is indeed a big problem over the use of metal deck roofing that he wouldn't or can't address at all! This amounts to casting doubts over the qualities of homes offered by the few big time developers that he has so eagerly named.
If I were a staff of any of these developers named by him, I would definitely take him on from here and question over his motive! For a simple reason : if he is genuinely innocent, he shouldn't put his foot into the discussion if he doesn't know about insulation, or if he did know something, what is his reason for withholding the info? Who is he truly trying to cast us against in this forum meant for home buyers? KL Kepong won't be fooled by this, I think.
Like me a post earlier, if you think he is somehow weak in his analytical capacity and is downright idiotic, he might be a happy person that no one knows what he is truly getting at. He rather downgrades his intellectual capacity to let you and I think that he doesn't know the difference between 'cause' and 'effect'. But this is highly unlikely. wink.gif

We were there a few times from 3 - 5 pm but never once did we get any foul smell. We walked from the entrance right to the banyan semi d and hanged around half and hour around the completed banyans. However, there was a nice smell akin to baked bread in a visit a few months ago but it was a very slight smell.

If you are referring to the semi-ds, I have compared them to those leasehold ones across the main road and find the banyanI prices very cheap. Furthermore, KL-K's workmanship is excellent and the value of freehold property is obvious to all. I am a buyer and speak objectively.

Brother, I wonder if I went to a different unit where the hall tile is of light grey. The unit is adjacent to a corner unit and the worker says all units have the same tile color. ?? The fence put up by KLK might not be suitable to ward off motivated criminals. If it is simple fencing, anyone can cut and enter and climb your back wall. As it is our front wall is so low anyone can jump over.

We have had the misfortune of witnessing how robbers came and left in our housing estate in PJ. In both the 2 incidence in two different housing estates, they came and fled in their own car with one driving our car they had robbed. What they needed was just to clear the guard house to enter, park their car nearby and then get down with parangs to enter the victim's house compound. They easily overcame the occupants, screams all no help in both cases. Guess what, in the first case we couldn't even recognise who was screaming as the voice from the victim was so distorted due to fear. In the 2nd. case, the neighbours heard my landlord but were indifferent to even call the Police due to some bad relationship with him (it pays to be nice to neighbors). So the parang robbers took whatever, in these 2 cases the cars and drove off in high speed! In Bandar Utama, they even rammed past the bar barricade! It is hardly a bother to have fencing or walls. What truly is at best to hope for is an efficient guardhouse service like what Papadon has proposed. Once they are in, they can drive to any row right to the front of your gate. It won't really matter which address or row you are situated as it is about what and which home they have targetted. After all is over, they can actually leave unchecked as in most guarded systems, only the entrance lane is blocked by guards, not the exit lane.
Another issue: it can be quite expensive to pay for guards. IN BU11, each house needs to pay RM500/year because the enclosure has few homes and only 80% pay up. If what the developer provides in future is inadequate, then it means that all the Banyan and Bromelia owners may need to cooperate in scaling down the cost. I am not sure about the location and how it is going to be: can the guardhouse at Banyan lead to a more secure Bromelia? In any case, Bromelia's support is certainly helpful, or esle what should be a pondok will only be a 'payong' with a chair to sit. In Taman Megah, there are two separate managements. As a result, the fees come to RM720/yr. per household.

Now let me ask you, my fellow BSC-ians: What is  even RM50 - 100 a month for your SAFETY? What is even RM150? Too expensive for your life, family life, happiness? Once kena, then wish to pay is too late.

I'm middle class, but I will pay a fair amount each month to ensure my family is not robbed, kidnapped or raped or suffer property loss. Remember this - for next 10 years we got a lot of construction = A LOT OF BANGLA, INDON, MYANMAR, WHATEVER is walking around your area 24/7. Are you going to sleep well at night? Not me.

Please share your thoughts.

I too agree that security is all that matters. Without it, we can be brutally attacked. A lecturer lost his Honda Accord and his shoulder was chopped and he fell. He couldn't even write for his arm needed to be bandaged. My aircond. wireman told of an elderly lady badly beaten and hospitalised when robbers couldn't get anything of value from her home! Without health, we can't even go out and earn a living! Heartless employers can even sack you.
As such, it is above cost. However, I advocate that we should get as many people in as possible. It costs more than a hundred thousand ringgit to construct pondoks, employ guards and to erect the boom gates. We also need the residential committee's approval for the traffic access layout plan.

Mr. Chow the KL-k Banyan project manager has confirmed that the road is quite far from the banyan homes. It is 50ft. away from the back wall to the edge of the road. The road is only 2 meters higher than the Banyan ground.

Issue: How to get more and more owners into the Facebook group. Any suggestion? I don't think the developer at this point when houses are still being constructed will agree to help us form a group.

With a DMC, the RA will have more power, e.g. to compel everyone to pay for security. Otherwise it is all on goodwill.

I agree wholely that we can ride on the developer's scheme ie. If anything falls short, we add on. If we find the kind of service provided by the developer's security firm insufficient, we may engage the same firm but with a wider scope of duties. Engaging a different firm may lead to discord among the guards.
However, strictly speaking, if we are not bound by agreement to let the developer run the show, we may engage our own firm as not all provide good service. Need to check Sales and Purchase agreement.
On fencing, Mr. Chow the project manager for Banyan has said it is wire netting called 'Cheney fencing'. Don't really know how secure it is. Can anyone from Desa Coalfields comment?

What to do, 3 days ago it was in the news that rakyat spend so many thousand ringgit to buy CCTV cameras. To me, this is not a good deterrance as many crimes have taken place despite being filmed by CCTV cameras. Some robbers just don't care. Go to youtube and you can see many incidences recorded. The sad thing is this: when it has happened and one of your family is already wounded, the pain and agony is so overwhelming that it is almost pointless to bother about arrest anymore! I am referring to those types incurred by parangs and knives. How well can a chopped finger or limb recover? Despite medical care, in most cases it certainly cannot function as normal as before, not to mention the pain one will get for the rest of his/her life from stitched muscles or twisted nerves. I am not trying to frighten anyone here. From my limited circle of friends, I know of the following:
1. My daughter and tenant were pushed by a passing biker who snatched their bags.
2. My friend was chased and chopped twice by a 2ft. Long parang. He lost his car.
3. A saloon lady in SS2 was chopped on her shoulder and required many stitches.
4. A colleague and her husband woke up screaming to be whipped by pistol and bound. After the incidence, she suffered recurring nightmares. She lost faith in her God and started to place brooms at every corner for some Chinese colleagues told and believe that way can protect. But she isn't a Chinese.
5. My current landlord went through the same ordeal. He fled his house after that as his wife became paronoid of anyone at the gate.
6. I saw well dressed robbers forcing open my neighbor's gate and door within a minute or so and then ransacked his home. They kicked his barking toy dog hard and it needed treatment.
7. The same neighbor renovated his home later and installed a hydraulic autogate. The next day as he drove into his porch, a biker boldly rode alongside him and entered his compound to rob him. Again, he was so frightened that he, like all the above cases, gave a scream in such a twisted voice that left me wondering who was screaming. To be honest, my friend's dad too failed to recognise his voice as his screams sounded so strange!
..... I am sure you too have some stories to tell. It is bad and very sad. I hope we can prevent these or at least minimise such occurances in our new BSC. In Bandar Utama, we have largely reduced the no. of robbery by having a good security firm.
