My experience from 4 years serving as secretary on the RA in my taman :
The developer will normally provide guards until most of the units are tenanted, in our case KLK says they will give two years.
The guards main duty will be to guard the empty houses, not us. Usually the exits will be manned.
But we can always piggy back on their system, pay extra to get more guards to patrol. Will save cost.
At this point it is unlikely we can engage our own security, unless the developer /or their security firm agrees.
When times up, we can either retain the same security service if we are happy, or tender out to other firms.
My main concern will be the perimeter fencing. This is the first layer of security.
No point having guards if people can move in and out from all angles.
Still unsure how much fencing KLK will provide, and what quality.
If we want to do our own fencing, need to have a registered RA to push and 80% residents to agree.
Consent from the local council (MDKS) and funding from own pockets.
I am not sure if there is still space to get all buyers to sign a DMC (deed of mutual consent).
With a DMC, the RA will have more power, e.g. to compel everyone to pay for security. Otherwise it is all on goodwill.
I agree wholely that we can ride on the developer's scheme ie. If anything falls short, we add on. If we find the kind of service provided by the developer's security firm insufficient, we may engage the same firm but with a wider scope of duties. Engaging a different firm may lead to discord among the guards.
However, strictly speaking, if we are not bound by agreement to let the developer run the show, we may engage our own firm as not all provide good service. Need to check Sales and Purchase agreement.
On fencing, Mr. Chow the project manager for Banyan has said it is wire netting called 'Cheney fencing'. Don't really know how secure it is. Can anyone from Desa Coalfields comment?

From the discussions feel sad what is happening to our nation's security~

What to do, 3 days ago it was in the news that rakyat spend so many thousand ringgit to buy CCTV cameras. To me, this is not a good deterrance as many crimes have taken place despite being filmed by CCTV cameras. Some robbers just don't care. Go to youtube and you can see many incidences recorded. The sad thing is this: when it has happened and one of your family is already wounded, the pain and agony is so overwhelming that it is almost pointless to bother about arrest anymore! I am referring to those types incurred by parangs and knives. How well can a chopped finger or limb recover? Despite medical care, in most cases it certainly cannot function as normal as before, not to mention the pain one will get for the rest of his/her life from stitched muscles or twisted nerves. I am not trying to frighten anyone here. From my limited circle of friends, I know of the following:
1. My daughter and tenant were pushed by a passing biker who snatched their bags.
2. My friend was chased and chopped twice by a 2ft. Long parang. He lost his car.
3. A saloon lady in SS2 was chopped on her shoulder and required many stitches.
4. A colleague and her husband woke up screaming to be whipped by pistol and bound. After the incidence, she suffered recurring nightmares. She lost faith in her God and started to place brooms at every corner for some Chinese colleagues told and believe that way can protect. But she isn't a Chinese.
5. My current landlord went through the same ordeal. He fled his house after that as his wife became paronoid of anyone at the gate.
6. I saw well dressed robbers forcing open my neighbor's gate and door within a minute or so and then ransacked his home. They kicked his barking toy dog hard and it needed treatment.
7. The same neighbor renovated his home later and installed a hydraulic autogate. The next day as he drove into his porch, a biker boldly rode alongside him and entered his compound to rob him. Again, he was so frightened that he, like all the above cases, gave a scream in such a twisted voice that left me wondering who was screaming. To be honest, my friend's dad too failed to recognise his voice as his screams sounded so strange!
..... I am sure you too have some stories to tell. It is bad and very sad. I hope we can prevent these or at least minimise such occurances in our new BSC. In Bandar Utama, we have largely reduced the no. of robbery by having a good security firm.
