>50% taken up at VIP launch today. Avg price 700+psf .....heard ofis use only and not for residential. Around $500k/unit. BBB seems not slowing down..... notworthy.gif

SOHO and serviced apmt will be launched in year end or next year

Developer strategy is usually to price high & aim at newbies. Second round, when take-up is slow, to adjust pricing or throw in freebies. This has happened before to their previous phases with lots of complaints from 1st batch buyers.

In any case, investors should be aware that this plot of land is possibly the worst plot in the whole MK area. The land is not solid ground, used to be a ravine and probably lots of work required to fill up and strengthen the "weak" foundation. Earlier phases, eg MK Pines, Palma, Pelangi etc were built on solid granite rock on elevated levels. But those kinds of landbanks already depleted.

Also for investors before buying, take a drive to the current Solaris Dutamas commercial area first and check out the place first. I doubt the current infrastructure can take another retail/commercial/residential whatever. Already there are lots of stress driving in/out of the area with angry drivers being blocked by parents sending kids to school etc.

Actually smallest size is 666sf. Priced from RM575psf-about 700+psf. Average about RM650psf.

60% booked by UEM staff, another 10-20% by those invited yesterday.

To those who bought, they are probably comparing vs YNH's Kiara 163 next door which is selling much higher

Empty unit with a toilet without shower. Went there just now. Left a few units. Selling like hot cake.

Roy kor, but from my understanding, the current launching for arcoris is office suites, purely for office use only, their soho yet to launch so price wise, i think not really able to compare apple to apple yet, as soho will have condo facilities. shall wait till arcoris launch soho then only can compare price with kiara 163..i think.

Sunrise sells 90% of Arcoris Suites before launch

KUALA LUMPUR: Sunrise Bhd has already sold most of the units in Arcoris Suites in Mont'Kiara, ahead of the official launch this weekend. The wholly-owned subsidiary of UEM Land Holdings Bhd said some 90% of the available 262 units were sold following an earlier preview.

The business suites start from RM383,000 or RM660 psf, with built-ups ranging from 660 sq ft to 850 sq ft.

"Arcoris Suites presents a holistic work environment within an up-market locality," said Anne Tong, UEM Land general manager of community and customer development. "The flexible unit sizes are ideal for modest start-ups as well as large organisations."

Arcoris Suites is part of a larger mixed development called Arcoris Mont'Kiara — formerly known as MK20 — and is situated on a six-acre plot not far from Plaza Mont'Kiara. The project is designed by the world-renowned architectural practice Foster+Partners. Besides the business suites, the Arcoris Mont'Kiara will also contain a hotel, retail lots, SoHo units and serviced residences.

It was earlier reported that the entire project's gross development value is estimated at RM1 billion. Each component will be launched in phases, Tong said.

"We believe in creating value for our buyers and all stakeholders," she said. "By marketing the various components in phases, by gradually scaling the price upwards, we are able to deliver on our promise to create appreciating value for our customers."

After the launch of the business suites, next to be launched will be the SoHo units in 1H12, Tong said.

The Arcoris Mont'Kiara is made up of two blocks of differing heights — 18 and 35 storeys. The 18-storey tower will house the serviced residences with 331 units, with built-ups starting from 850 to 2,000 sq ft. The taller tower will house the hotel (approximately 275 rooms with built-ups from 350 to 1,000 sq ft), the SoHo units (approximately 368 units with built-ups from 450 to 1,000 sq ft) and the Arcoris Suites. The retail component (50 units) will be in a central plaza that links the two towers. The entire development will eventually have a total of 1,470 parking bays.

"Inspired by the enigmatic Machu Picchu in South America, Arcoris Mont'Kiara boasts a compendium of organised yet random unit layouts, filled with elevated garden terraces designed to bring people closer to the beauty of Mother Nature where people, plants and the environment can coexist in perfect harmony," Tong said. The expected completion date is December 2015.

With regards to the hotel component, Tong revealed that plans are still being finalised. "For the management of the hotel, we have the option to engage a service provider or we can manage it ourselves," Tong said. "Our hospitality and corporate marketing division, set up in 2009, is currently managing our serviced-residence and hospitality business which will further strengthen our position as a full service community developer with a holistic vision."

The mixed development agenda will be seen in future projects, revealed Tong, to keep ahead of changing trends and market needs. "You can expect more new projects from us with a mix of residential, commercial and retail components, not just in Mont'Kiara, but in other locations as well."

Arcoris received three awards at the Asia Pacific Property Awards 2011, which was held in Shanghai, China, on May 31 in association with Bloomberg Television. It took top place in the categories of Best Commercial High-Rise Development for Asia-Pacific and Malaysia, as well as Mixed Use Architecture (Highly Commendable) for Malaysia.

ONE MK still has a lot of empty office units not yet rented out...only 600psqf...how Arcoris Office suite to compete with One MK? Super Design? Special facilities?

The soho and service residence also over price...if buy better buy Izen 1 and 2 just opposite oh.
