To supply and install 4 ' x 6' aluminium window at extension area
To rejoin existing original roofing tiles - RM13,000

To supply and install 12 '' x24 '' White Horse / Alpha tiles c/w skirting finish with total
450 sqft at car porch area - RM3800

To construct 2 nos. brick wall c/w plastering smooth surface at right and left of car
porch area - RM2100

To supply and install 12 '' x24 '' White Horse / Alpha tiles c/w skirting finish with total
450 sqft at car porch area - RM3800

To supply and install plaster ceiling board and L- Box at living area
To supply and install plaster ceiling at dry kitchen ,wet kitchen and bathroom area - RM2400

total 43,180 -3800 (double count) = 39,380 sounds good to me.

extension how many ft?

Extension area (wet kitchen and new toilet) around 10'x17'. The construction works include demolish the existing toilet (centre) and build a new toilet at the corner (of extended area).
Some of the items I didn't list on the above. To me, it's about 10% more expensive.

i got quoted 5ft x 22ft extension already cost up to 15k no include tiles wor and also not include move of the toilet. hahaha..daxm yours good price.

who and where is your contractor?

mayb u can list out unit price?

for carpentry work, the partition & Tv Console & wardrobe is expensive. Is it ID price?
or they had add any other special item, like mirror or glass to decorate to partition?

I'm from JB oh... $13,000 not include tiles for the extended area leh... But include move toilet and tiles for the toilet (full height). My toilet is not big, anyway.

Ya, from ID (cum contractor). I did not request for designer plan actually. I tell them what I want
and they came out with the quotation. For the wall partition & tv console bundle, it's a full height platform to cover
the store room and the staircase as well. No mirror or glass. Just laminated plywood.

For the wardrobe, full height sliding glass panels. (can't remember the type, but those modern design one).

Just a few advices ...

1) remember to get your extension approval from Majlis Bandar. Any extension of house must be checked and approved before you proceed or you will be fined. i am sure your contractor will highlight this to you.

2) sometimes, the contractor's experiences and trustworthy are more important than price. A cheaper quote doesn't mean the contractor is good. that will depends on whether you want this renovation to last longer or shorter. There are a lot of contractors out there. they might quote you cheap but in the end you pay more. because of variation order eg. additional works or unforseen things in which you or your contractors didn't forsee. that will reason out to experiences.

3) Quality of works. A lot of hit-and-run contractor out there. just be careful. or you will only find out the problems a few months after renovation ...

4) Try to ask the contractor cum ID to give you a free plan or 3D view of the extension. maybe you will not like it in the end ...

5) I can't advise on the prices because there is no quantity ... maybe like you said. a bit more expensive but i am sure you can negotiate with them ...

What type of brick offered? Those cabinet and plywood have no comments but I feel a bit high but still depends what type of design u choose.

The wet work seems not high but not cheap too. But I guess the plaster ceiling is cheap. Try nego the wet work, I believe u can nego at least 10% lower.

Solid writing table wth plywood - RM1,120.

Is this custom made to fit a corner? I was at versalink during the July sale, a nice 7 ft table (MDF) nicely fnished was going for less than RM1k. I bought a 6' table on metal legs with laminte top (80cm depth) for about RM600.

There is a shop in bdr puteri that retails study desks, and becuz they fabricate their own, you can also specify non-standard lengths. I got a basic birch lamnate top 6' table (58 cm depth) for below RM300 (not on metal legs).

Car porch tiling RM3,800

Not to say expensive. But from experience, car porch u must use rough homogenous tiles. Costing wise, 1 1x1 MML u can get abt RM3 per piece. Workmanship for 1x1 tiles is abt RM3.50 to RM4 psf. Of course also have to factor in the skirtng charges and tiles. If this quote is for homogenous tiles, then it is quite reasonable.

U can use the standard tiling rate to check if the quote is reasonable. For 2x2 the tiling cost (with cement n sand) is RM4.50 to RM5 psf. Kitchen walls u can use ceramic tiles (soft soft and very porus), but for bathrooms shld use porcelain. Bath floors better use homegenous tiles.

I prefer to get contractor to charge workmanship and u supply your own tiles. If u go to builders mart in sect 13, you can find some decent 2nd grade 1x2 porcelain tiles for RM6 or less. If u are tiling a small area, the defect or unevenness inherent in these lower garde tiles will not be apparent. I have used the 2x1 in my balcony, and I cannot really see the difference. The shop next to tmn megah mingtien food court also supply tiles at quite competitive rates.

Overall quote of RM44k to inclde wet works and the fittings/cabinets u mentioned is not expensive. However, you need to be careful to pin down all the specifics, even if it means u rewrite the quote with such details that you can understand/pinpoint. Sometimes, contractors may entice u with good quotes, but beware the VOs.

Sometimes VO occur not becuz u change your mind. Use my reno as an illustration. When I got a quote, I had the GF bedroom on 1 side of the house. My mppj draftsman really cheh kai, just drew the plan as such. But, when the reno started, it was evident that there will be 2 columns standing at 2 ends of the GF room. So I got to relocate the room. Actually, a good contractor (not withstanding the lousy plan) when coming to view the house already know the orig plan for the GF room cannot jalan. But they wont tell you, and at some point, these will end up being VOs.

Thank you for the advice. Tomorrow going to negotiate the price with the contractor. Gotta brush up my 'haggling' skill a bit!

I have invited 4 contractors to my house and provide the quotation. 3 contractors never mention that there is pillar sitting in the
toilet (to be moved). Until the 4th contractor came in, he said he won't remove the pillar as it's too dangerous. He can only demolish
the toilet. This is the reason why i choose this contractor although he gave me the most expensive quotation.

I will get an architect to draw the plan and submit to Majlis Bandaraya. Any idea how long it takes? How much is the cost to draw the plan?

1)please go to Majlis Bandaraya to find "Their " architect....

more fast and solve easily....

no need waste money on architect while they not confirm approved...

2)My comment is..

and some item they need to find sub con to make it....so it near market price....if u wan to use the cheapest by using few contractors..and u need to monitor and co-ordinate with them...better u give extra abit to save ur times and energy ......"

if not...many ppl was kena that end up spending more and not able to get what their desire...

3)and if u can be "Guai lan"

u bring the lamination branded name

Formica,WilsonArt,GreenLam...

and ask them use this kind of BRANDED lamination..

they might get underquote also....

cause normal lamination like

ICA,MAICA,ADECORA is standard quality which cost 5x-8x / pcs...

but for those branded will cost from 9x-2xx or some core colour will rise until 1,xxx /pcs.....

(All those laminate is base on 4ft x 8ft size)

so how u judge that...?ur stated quotation is really ba lia contractor Quotation...

for those who experience will play the contractor back....

4)so for your table,

they at least need to use

Plywood and Legging= RM 200
(RM100 for Table Surface and RM 100 for Leg stands)
Lamination= RM 200
(Surface 1 pcs,bottom 1 pcs,side corner+Leg 1 pcs,)
Workmanship= RM 300
(1 sifus work for RM150 perday, At least need 2 Days)
Delivery and Install =RM 100
(Lorry and manpower to move on)

now already total RM 800,

RM 1,120(Quotes) - RM 800(Costs)

Balance RM 320
that is cover the main con profit, site visit,commision,office expenses, and etc ....

Wardrobe 8' x 8' RM4k not that cheap. It depends how many drawer sets u get. Some shops give u an empty box with hang rails only.... I got my daughter's wardrbe from Defilio.... 8.5 feet wide, 10 feet high, with 3 panel sliding doors, 6 sections altogether, 4 sectiosn hang rails and 2 sections with drawers. Price: RM3,800. I had a mirror door with no extra cost.

I know a forumer had bad experience wth them, but for me, I suppose for the price I am ok with their service.

My son's wardrobe I got from Maxima... 6 ft, mostly hang rails only... not that practical. Cost RM3k. It is super solid.... Cannot have mirror door, cuz it will cost RM500 more!!!!

The first time I did my house so long ago, I didnt know anything and just leave to the contractor to do the whole thing. This time, I work thru all the layouts, complete wtih no of drawers and drawer height, etc.

Worth to spend more time...

I plan to do the following work for my condo in KL:

1) Painting
2) Plaster ceiling with cornice for hall, dining and bathroom (no cornice here)
3) Some electrical work (including hacking n conceling some wiring)
4) New aluminium door for balcony storage area
5) Installation of lights, fans, hood & hob
6) Polishing of existing marble floor

I estimate the total cost would be less than RM 10K. Any recommendations for good and reliable contractors?

i want to open a design and printing office in a mall. i need a small but long counter facing the front entrance . This counter top table will be the discussion point for customer with few chair for them to sit.

At the front, there will be some display cabinet or tampered glass shelf for displaying cards, brochures and albums.

I estimate the counter is about 5-6 ft long . The Display cabinet probably about 5'x7' .
how do i get calculate this workmanship ?
