Solid writing table wth plywood - RM1,120.

Is this custom made to fit a corner? I was at versalink during the July sale, a nice 7 ft table (MDF) nicely fnished was going for less than RM1k. I bought a 6' table on metal legs with laminte top (80cm depth) for about RM600.

There is a shop in bdr puteri that retails study desks, and becuz they fabricate their own, you can also specify non-standard lengths. I got a basic birch lamnate top 6' table (58 cm depth) for below RM300 (not on metal legs).

Car porch tiling RM3,800

Not to say expensive. But from experience, car porch u must use rough homogenous tiles. Costing wise, 1 1x1 MML u can get abt RM3 per piece. Workmanship for 1x1 tiles is abt RM3.50 to RM4 psf. Of course also have to factor in the skirtng charges and tiles. If this quote is for homogenous tiles, then it is quite reasonable.

U can use the standard tiling rate to check if the quote is reasonable. For 2x2 the tiling cost (with cement n sand) is RM4.50 to RM5 psf. Kitchen walls u can use ceramic tiles (soft soft and very porus), but for bathrooms shld use porcelain. Bath floors better use homegenous tiles.

I prefer to get contractor to charge workmanship and u supply your own tiles. If u go to builders mart in sect 13, you can find some decent 2nd grade 1x2 porcelain tiles for RM6 or less. If u are tiling a small area, the defect or unevenness inherent in these lower garde tiles will not be apparent. I have used the 2x1 in my balcony, and I cannot really see the difference. The shop next to tmn megah mingtien food court also supply tiles at quite competitive rates.

Overall quote of RM44k to inclde wet works and the fittings/cabinets u mentioned is not expensive. However, you need to be careful to pin down all the specifics, even if it means u rewrite the quote with such details that you can understand/pinpoint. Sometimes, contractors may entice u with good quotes, but beware the VOs.

Sometimes VO occur not becuz u change your mind. Use my reno as an illustration. When I got a quote, I had the GF bedroom on 1 side of the house. My mppj draftsman really cheh kai, just drew the plan as such. But, when the reno started, it was evident that there will be 2 columns standing at 2 ends of the GF room. So I got to relocate the room. Actually, a good contractor (not withstanding the lousy plan) when coming to view the house already know the orig plan for the GF room cannot jalan. But they wont tell you, and at some point, these will end up being VOs.

Wardrobe 8' x 8' RM4k not that cheap. It depends how many drawer sets u get. Some shops give u an empty box with hang rails only.... I got my daughter's wardrbe from Defilio.... 8.5 feet wide, 10 feet high, with 3 panel sliding doors, 6 sections altogether, 4 sectiosn hang rails and 2 sections with drawers. Price: RM3,800. I had a mirror door with no extra cost.

I know a forumer had bad experience wth them, but for me, I suppose for the price I am ok with their service.

My son's wardrobe I got from Maxima... 6 ft, mostly hang rails only... not that practical. Cost RM3k. It is super solid.... Cannot have mirror door, cuz it will cost RM500 more!!!!

The first time I did my house so long ago, I didnt know anything and just leave to the contractor to do the whole thing. This time, I work thru all the layouts, complete wtih no of drawers and drawer height, etc.

Worth to spend more time...
