Yes, the developer knows there are defects and that's y they need more time to rectify them. Hence, it delays for delivery/VP.

oh yes, Happy Garden has limited / no more land bank available. Happy Garden is a very old township like OUG, 40 years old, maybe. >90% of the land bank under residential title. In my opinion, the property price here will likely follow closely with Tmn Desa, of course again it depends on how UOA is going to develop the rest of the land bank in near future wink.gif

Anyway, if UOA can really come out a good concept (not just 'another' condo/service apartment) to be built on the new land bank, it will definitely boost Le Yuan's value in near future. Perhaps a Japanese food street retail outlets next to Le Yuan?? Sure it will attract the Japanese to stay nearby laugh.gif

The Treez Bukit Jalil is now selling RM 800 - RM 830 psf for 1420sf, KM 1 is now selling RM 700 psf for 1335sf. Do you think Le Yuan sub sale can also sell at that price range?
