For TZ, to summarize, anybody can sell their unit for whatever price they want. I can sell mine for RM 500k or you can sell yours for RM 2. The example might or might not be of a person that is deperate to sell. That's all folks.

I think the price is also partly contributed by the force of supply and demand while at the same time managing a 'realistic' and 'achievable' price psf. So if all Zest owners hold on to the RM460 psf price, then the ultimate sale transaction may be around RM 420 - RM 460 psf.

That is good, just walk out and go up the LRT station without having the cross the road, can save cost in building the overhead bridge too.

Yes PM me with unit RM320K - RM350K too, with the ramp access to The Zest is much easier and when LRT ready, you dun need to drive to KL or PJ or Sunway.

Well, no news on whether we get residential rates for water and electricity. Else, it will be costly if charged commercial rates.

Anyway, it is also in their interests to send the letter out ASAP because they already start billing for Maintenance Fees from 18 Jan onwards for me.

My loan also from RHB, mine from Block A and RHB has released the final payment so when I go and collect the keys they say I have late payment penalty of RM 18 but they have waived it on their own .

So far Block A is alright with the lift all three lifts worked. I went there last evening around 7:30pm the lobby was rather dark but the three lifts were still working. The latest time I went was at 9pm and still all the lifts in Block A still working.

Earlier I noticed the water pressure to level 18 was weak however last night it was strong not sure what happened.

Yes you have to weigh how much you have to pay and how extensive your renovation is. Also you must be prepared to let them use your unit as show unit for the next 6-8 months, where many people will go to your unit to view it. By the end of the period you can have back your unit where there could be scratches here and there.

Well if you intend for own stay and not to rent out, then you may feel like staying in second hand property.

If you rent out for 6-8 months, you get rental returns, here they give you discount but you lose your rental returns it may work out to be the same at last too.

I think it is a balance between security and convenience. On one hand we want the security not to simple allow outsiders to enter, but on the other hand our friends who visit may face inconvenience when coming to visit us.

Perhaps we should talk to Security Mgmt that if we use the intercom to tell them who is coming over and visiting which unit, then they can allow the person to enter, otherwise no entry, or work out something similar. We definitely do not want unknown outsiders coming in swimming in the pool or using the other facilities or break-ins etc. Even walk-ins also should be strictly screened.

My friend stays in Aman Height, he used Lee Reno too, he said overall is OK and he has no complaint except paint work has to be a bit careful because paint not too even, that is all.
