Just sharing haha.. mayb i kancheong type owner smile.gif Depends on owner how strict u wanna b lo .. Can just put in clause & tell prospect it is 'standard' like any lame malaysian excuse. But its good even if owner don't intend to go check. Imagine 1 day, neighbour call u complain say yr house very noisy, got funny smell & many funny characters go in out. It good to have the possibility to check ..
Itu aziziAli punya disciple ke ? smile.gif

Btw anyone has ongoing / completed their renovations ?
Mine is type D so went around visiting D types. Saw an owner cemented off the windows between yard/wet kitchen & shift the wet kitchen to the living area.
Got another broke off the windows+wall & have open concept between living & yard. Looks bigger this way.
Mayb we can share2 post some fotos here ..
*
Aik I thought u r going to rent out your unit? If renting, what the need of taking out the wall and window?

Dun think u want to have your whole living area smell of the food u cook. Have learnt fr this mistake twice!

[quote=mrPOTATO,Mar 28 2012, 08:23 PM]Thx for d heads up. 1 of the units tear the whole wall down then put up a sliding door. I'm planning the same concept for mine, mayb using tempered glass sliding from ceiling. Definitely not gonna rent the place out cos i like tz so much. Its for me to stay smile.gif
*

Yes, tearing off the wall is a wonderful idea if u r planning to stay...I oso like the design. I saw 1 of such showhouse at Block A,. which is still renovating(belonged to C7.5 showhouse contractor).

Tearing off the wall cost abt rm700 oni, but to built a tempered glass sliding dunno how much that cost...do u know?...
But love the idea of building a tempered glass divider cum door too icon_rolleyes.gif

No smokey & smelly living room

I bet 90% of the time the owner will close the curtain, unless of course if they dun mind ppl looking into their unit.

Ha ha ha...very accurate analysis.

But it is still a wonderful unit for my fren cos got family with kids who love to swim. Very convenient as no need to wait to take lift. Suffocate laa ...just walk out of the unit and jump into the pool thumbup.gif At the same time can look after the kids fr the balcony

My fren who love to see things happening outside...ha ha ha...can kepo laa...Tat's my fren. Can't std indoor for too long. Boring

Outside like its own garden and its very own swimming pool laaa...I oso like rclxms.gif

My fren get the called too... about 50% cost of reno with cheap material and need rental for show unit period.
Jz reno kitchen cabinet and master room cabinet...
The rest is my cousin do it for me with low labour cost, i pay for material only...
wait the unit done, only check on the rental market... how much u think i should get?
*

Wah, u r the lucky one...green eye aready laa tongue.gif

Based on what u said, ur unit is still considered partially furnished.
So yr rental may be from RM1500 to RM1800....that's wat I think based on info fr the thread.

I've seen Atype b4, envious la .. really like the hooge yard. The wind is quite strong & may bring in the rain, so gotta b careful about the placement of the hob/hood. U can still have separate wash area & wet kitchen. For D type, the wet kitchen is also the wash area  blush.gif
Eh, thought ur selling of yr unit ? Or this is yr 2nd unit ? Balcony is easy cos can put up rattan roll-up blinds above the glass baluster & u get the resort feel besides soaking up the sound. I also wondering abt sound absorption at the windows. But probably after 1 mth won't notice the sounds already cos i did stay in a condo beside highway b4 & it bothered just initially ..

Added on March 29, 2012, 10:52 amZest2012, i got quoted $3k+ for sliding door (with track) for my 11'W hall. For tempered glass hung on ceiling also $3k+. Tempered supposed to b much more xpensive but i asked at the fabrication workshop directly so its very competitive.
*
The sliding door and the tempered glass come together ka??? Or it's either or?
RM3k ++ for tempered glass sounds good...it comes with a door rite? 11 feet rite?

Yea, saw the Type A at Block B level 1 showhouse...so wonderfully big...
Yours is type B rite? Ok oso what..

Is yr unit under renovation aready, or still getting quotation? Do u check around at the showhouses at the Zest?

Actually mine is Dtype. For my 11' kitchen, i have 3pieces of tempered glass hung on the ceiling. All 3 doors glide on a roller and open up fully. I just came back frm tz, the wall just knocked down, looks much more spacious now. Got go to a few showhouses at blk C. I think the one at blkB 1F is nice. Anyway, i'm using outside contractor cos i got a cheaper quote.

There are 2 types of partition / door systems - can choose either laminated glass with aluminium frame, or tempered glass type (thicker glass without frame).
As tempered glass is hung on the ceiling, there is not track on the floor (the laminated glass with alum frame has track on the flr), therefore a cleaner look.
*
Hmmm...can't imagine how the tempered glass hung on the ceiling with roller.....if got picture show ya..
Love the concept of tempered glass for kitchen. Mind if to share your contact of supplier?

So u planning hv a kitchen bigger than the yard? Since u r staying, better to extend a few feet more into the dining. If not mistaken, yr orig yard shld be abt 11'5 by 4'5.

Wht do u plan to do for your house? For own stay must do nice nice one....Plaster ceiling, Kitchen Cab/ room cab? Concealed air cond?
Concealed air cond very expensive laa...got quotation until more than rm1000 for 2 air cond...R u doing that?

What type is yours ?

Actually its more like sliding partitions rather than door. The contact not wit me now, wil pm u tonite ya.

Ya la, the yard now for drying clothes ok, but to use as kitchen is horrible, so narrow. Some more got windows, once open will be very narrow. For open-plan kitchen, put in a bar counter would b nice. Mine is exactly rm1k for 2 concealed aircons (1.5+1hp). But decided to upgrade to 2hp, so wil cost a bit more.

Was at tz jus now.. had fun going into other units observing what reno they doing  biggrin.gif Many ppl are doing big alterations to their condos.
*
Type D oso tongue.gif
Yea the windows are a bit odd

Eh, I thought you taken away the wall for yr yard and become a kitchen?
No yard, where do u plan to hang yr clothes ya?

Wah, that's the design for yr unit ka?? So nice
Ooo..the tempered glass u meant is to separate the dining and the living? I thought to separate the kitchen fr the dining area.
2 contractors told me that if want to put 1.5 hp air con got to use 2 hp piping leee, so yr RM1k for both air cond piping shld be sufficient maa

I'm still looking for contractors.

Asked for some quotations and still considering...

Do you think getting separated contractors for different parts is better? such as, 1 for wiring/piping, 1 for plaster ceiling, 1 for cabinet/wardrobe, etc...
*
All contractors got sth cheaper or more expensive...Maybe u can try to bargain with them by telling them the cheaper quotation tat u get...d more quotation u got d better...Then u know d price roughly abt how much...

Dun see y u cant get separate contractor for separate thgs...but leceh a bit oni...considering approval, access, etc. Tis cAse u r like d contractor laa...got to monitor.

Yr unit wat type ya?

Yay.. same type then we can share some ideas.
No la, the foto lifted off the internet to show how sliding partition looks like. Putting my glass partition at the kitchen. I oso wish my place can turn out so nice.

Ya, yard become yard+kitchen haha.. clothes hanger can put at balcony cos Dtype got wall+louvres there for this purpose. The aircon compressor also hidden behind the balcony louvres. I confused liao cos renovator told me 1 & 1.5hp is same pipe, 2hp is different sized pipe ..

What r ur plans for yr yard ?
I'm wonderin if the yard/wet kitchen floor level should be raised to same as living hall. Then the whole house will look more consistent with same level & 2x2 tiles.
*
Im doing minimal for now....kitchen cab with concrete top, cab up n down....fridge n Washing machine all in....tiling....tat's All laa...i leave d wall alone....it's small but Good 4 minimal cooking...put window 4 d yard tooo...

Dun think kitchen Shld be same level..if u Wash kitchen water will spill outside....tat d Logic 4 lower level.

Hwo much yr total renovation cost?

The less reno, the faster can shift in smile.gif I saw a unit, owner put hob at other end of yard, not near the window.. wonder why.

Asians like water a lot, in kitchen also like to play water haha.. i was thinking the western type of kitchen, their floors flush wit living if i not mistaken, makes the house look biig. They can even keep things under their kitchen floor  ohmy.gif http://www.hometone.com/entry/spiral-wine-...-kitchen-floor/. Anyway, true oso, different culture, i don't think d kitchen feels clean without a flush of water, .

Oh, all in 20k+. Managed to cut3 & keep within budget. What a relief ..
*

Hmm..it doesn't matter where is the hob, so long the smell does not go to the living room maa....

yr 20k ++ include furniture ka??? Mine cut cut cut pun...took rm20k include furniture...my reno very little oni...hv not decided on what to do with the kitchen area at dining hall since I didn't tear the wall...I just remove the sink and close the paip oni....

Got not good feelings abt them when they stage a drama of my air-con wall is a concrete wall....can't drill...therefore concealed air con route is very far, need to charge higher...70% higher

Btw, b4 my visitor arrive i leave the visitor name & my unit no. with the guardhouse. It will solve confusion at the guardhouse this way. When visitor can quote his name + my unit no, the guard will let the fella in.

I think one of the most expensive items is the Grille laa, fully grilled for rm2200....i think outside can get cheaper laa mad.gif
Do u do full grille?

Furnishing for my 2 small rooms I have not include laa..just the master bedroom first...yea IKEA got some creative things, but for bedroom things like bed, cupboard, mattress...hmmmm....
