QUOTE(Covillea @ Nov 24 2011, 10:34 AM)
Breaking News!!! Sensational!!!

Duet Residence (located in between BK6 Hening & Melodi), a new service apartment, just 2.5 km (door-to-door) from The Zest has set a new record for condo in Bandar Kinrara.

Selling at RM500 psf, many have been snapped-up in the last few days despite not even soft-launch yet. The Sales Office is still under renovation.

Initial feedback received is that there're not many condo/service apartment offerings in Bandar Kinrara (still less than 1,000 units even combined with The Zest @ BK9). So The Zest selling at RM460 psf is not really expensive.

Should the valuers/banks revise it to RM500 psf for The Zest to reflect current market offering? Nonetheless, let's hold fire & status quo at RM460 psf until we hear of any latest developments. Will keep all posted.

im not sure about it, because if leasehold, you may get problem to sell to non-bumi. but if freehold, still ok but it will take more time and effort to complete the whole deal. maybe up to one year.but surely depend on the people that process it.

you may have to sell a bit lower compare to non-bumi unit in case you want to sell to bumi.

Normally bumi will buy bumi unit for their own stay. if they plan to sell, definitely they also dont want to buy the bumi unit biggrin.gif

A mistake that i did and i regret.. LOL..

Yes, I am very concern about the shop-lot in front. Our prop price will indirectly reflect by how happening the Zet Point is.. Hopefully got many famous food chain outlet come in.
*
Dont worry boss..I m sure famous mamak restaurents will pop in there like no body s business...

a point to noted..its quote logical if frachises would want to come there as they have to depends mainly on the zest residents..

hope they open quality laundry service..

indeed potato boss.. i made the call that those units facing the pool from 2-6 floor of block B wud be the preferred ones.. due to relative lower price, and oso the promise of a "ytl-branded" landscaping, the additional reflection pond, and of coz, the swimming pool.. i have some pics too, but tot the boss was a bit mad about us posting it in the forum.. anw, looking forward to the keys.. the ramp is in it's 4th and final stage of approval..

agree it's a decent job, esp after all the criticism about their maiden apartment project..
*
bro..i m not being pesimistic but lets not ahead of ourselves..as yet..
lets see the completion quality ..and give it abt 6-8 months...and then we wll see if all good and no QAQC issues..

Actually, im kinda interested to buy this property. Looking many seller in LYT try to push the market price to rm 460 psf..

However, i just do quick check at iproperty, this is the quick result. Anybody here can explain why. Is because some people predict market going to be slow next year.

Price         Size  psqft
400000 1191 336
400000 1191 336
405000 1191 340
380000 1110 342
415000 1205 344
415000 1191 348
420000 1191 353
400000 1110 360
405000 1110 365
450000 1205 373

Does anyone know, how much price if the person selling the Bumi-unit. Im a Bumi but still considering non-bumi unit to buy as to avoid any difficulty to sell in the future.

Thks
*
Buying units with Bumi % does not course problems when you intend to slee it to non bumi s. Unless you buy your unit under Bumi Lot with s&p stating such..you will have issues with sell to non bumis.

This is the explanation from couple of agents I have spoken to.

it was quite scary to drive into the area....with all the mechanic sheds..and low cost flats there...
