Lots of transaction has been done. Bank valuation at rm370psf. But some did transacted at rm400psf.

Transacted units ranging from rm400k-rm460k..... just the info i received from trinity staff

that is what i am thinking.... if loan ratio is only 70%, it could mean the valuation is not even at RM420psft... that is approximate RM327psft if you want to obtain 90% loan.

420psft x 70% = ~294
327psft x 90% = ~294.3

so Datuk Covillea, we need clarification of your claim....

if you are seriously looking for cap appreciation, i would suggest to look else where that are emerging areas...
i dun see the point of getting negative cashflow everymonth and minimal cap gain at the end of the day.. biggrin.gif

My loan lawyer told me that TG had not issue strata title, thus the bank still cant disburse the last pay, kindly advise..

Honestly am very impressed with the level of details being put in Zest.......For a 250psf prop i agree with ttttk kochin here that developer gave 110% ....... :

1. L-box Plaster ceiling in common corridors......

2. Magnet door stopper for main door

3. Soft close toilet cover....

4. VP experience - dev goodie bag with key chains, ID magazines, bottled water, pen, floor Matt. Unit was quite clean, and most defects are very minor( haven't checked hollow tiles yet).....

One complaint I have would the limited lighting points.....  wink.gif
