 Condo Water leak repair pictures

Some pictures of how bad the damage can be when you have water leaks in the condo.


The condo is about 8 years old.

The workmanship of the baths were /are very bad.
-The tiles had gaps , i.e. cement did not fully cover the tile.
- Grouting was not the same level as the tiles, hence the water collects and seeps to the bath floor.

For the above the impact is not matter how good the waterproofing is the leaks will develop on the unit below.

I was looking at options to resolve this but finally decided to hack. I am actually conned to pay for this job, so please don;t ask how much I am paying for this. Stresses me out.




1.Master bed room leak


This leak is round 2 , the first time around the management still under the developer pumped the PU to resolve. Only worked for about a year before round 2 of leaks occurred. The owner from the above unit was delaying and the management office were dumb fools not following up with appropriate actions.

Since I could not take it any longer I decided to pay and look at any options I have to recover the cost. Don't know if it is even possible.


2. Bathroom water marks


3. Water pooling after hacking
> The damage of water seepage over 8 years.
> No way to resolve if no hacking is done


4. Cement absorbing water


The contractor has asked to leave the cement for a day or so that the water will be absorbed by the cement. This should stop the leaks faster.

I will update the post on how long it takes for the water to stop dripping.

From the photo, looks like you only redo the water proofing on the floor and not the wall ? I will say if you want triple safe, you can do double layer of water proofing including 8inch for wall. Then test it for two days and see.

Since you have already gone to the extend of removing the floor tiles, it would be best if you remove at least the bottom rows of the wall tiles & the WC. Seal up any gaps, etc.
Apply water proof membrane including the sides (walls). Test the work and ensure no more leakage before putting back the tiles and WC.

Hi all
thanks for the input, this contractor lives in the same apartment, he is definately ripping me off . I chose him as he said he guarantees the leak will stop.

So I will hold him to that. I will agree with waterproofing the wall .

I shared the pictures as when I was looking for options I did not know how bad the water pooling can be.

So the pictures and info ( may not be all clear) is for someone else with the same issue to have a perspective of the problem.

One more thing I did not mention, there will be a waterproofing done on top of the cement layer.
