Guys,

What I can say is when campur construction cost + infra cost + land cost + consultant fees, profit margin is low lo. So maybe that is why there is no marketing for pentas 2.

Let me share with you, what is the call full G&G.

I take the example of Idaman Villas, Damansara. It is a 54 units of Semi-D with full GG. The perimeter fencing secure with CCTV, each owner is given a touch N go card to enter the guardhouse before reaching their house, the area equipped with a park and a small club house. Visitors can not go in before the owner give the consent to the guard.

Want to pick a guess the monthly cost if you want to stay in pure GG ?

GnG Individual title without handover the R&D to the authorities.

The second tier of the security is that each house equipped with alarm system which link to the guardhouse. Once the house is triggered, the alarm will be alerted in guardhouse.

construction cost for for show unit is same with the typical unit of the development. Just extra 30 - 40% of ID cost....

yes, 2 more phases for superlink in I&P AI this year, after that stop for the year... next year they will come bcak with smaller land area, ie. 22x75... heard they said price slightly below 600k, don't know true or not...

Landed property is fall in schedule G. As such, the developer MUST deliver the house to purchaser within 24 months. Based on normal circumstances, the developer will start to VP as early as 20 months. Saving @ 8 months is a substantial amount of interest oh. Of course I like the idea of no need to pay any interest until VP la.

I believe I&P will reduce the land size and built up just to form an affordability price and home. But just dont go too far low....

The rule of thumb for selling a show unit is : ( construction cost + ID cost ) + 20 % profit

It always a argument between the built up between marketing calculation and project development calculation. Just for an example, some marketing calculate 50% of car porch area, outside terrace/corridor will calculate 50% while some not included in..... hard to say lo
