Subang parkhomes will ready soon. Is it a goodbuy? There are some developer units still for sale? Potential for capital appreciation or rental yield?

I think it's end of this year. Phase 1 is scheduled to complete by end of June- July 2013. Just called up, phase 1 sold out already.

May I know when is it suppose to vp?

If I purchase phase 2 now, does the SnP still say end of this year or a further date? Seriously thinking about purchasing a unit. Any advice?

I see. I didn't realize that the vp date is different for different blocks in phase 1. As I know block a-e is phase 1 right?

The new blocks are block F and Block G but I think only a few limited units left. Size from 1300 sqft onwards if I'm not mistaken.

Developer units are about 600psft, after discount I think.

Went over recently for their open house during father's day, the workmanship was reasonably good but agreed still lacking some landscaping. Surprisingly, I didn't hear any trains passing by from the site, even standing on block A. I think it was sufficiently shielded by the wall and trees.

I just purchased the unit in block A but not sure when are they passing over the keys... Anyone in block A collecting their keys soon?

Hi I bought may this year and just signed my SnP may 2013. From the developer not subsale. Decided to purchase quite late... After rebate about 600 psft actually. Have yet to receive keys as we are still awaiting disbursement from the bank I guess.

Alternatively would be electric fence...haha

When I went there were few converted bumi lots released and I managed to get block A at about 600 psft after rebate. They were trying to sell off the phase I units as it was almost ready, so we had a 9+3.5% rebate. 3.5 % was because we didn't only for dibs, after all the units were almost complete.

We didn't opt for dibs so additional discount. I think you can do that with block f and g too.

Yup, unfortunately only one car park. Can't purchase more even if I wanted to, need to wait till later.

I think it was only 500+K when it was launched by developer few years ago.

Hi have you all got your assessment bill? Subang parkhomes is the most expensive compared to my other properties.

Is BRDB going to launch next to subang parkhomes soon? I know they have a plot of land near that area but haven't heard about any new developments yet.

It's suppose to be residential title, but I think the value placed was high. Heard that subang soho residents had the same issue, made a complaint/ appeal to MPSJ to lower the assessment. I think it was successful. Also they managed to appeal to TNB to give the residential rates.
