I am interested in getting a property in TTDI Alam Impian for own stay for at least 5 years.
Recently TTDI launched Aquina phase with the following range: Intermediate terrace: RM650k to RM750k Corner: RM1m to RM1.5m (4k+ BU)
They will launch semi-D in Aug/Sep, I heard the price range might start from RM1.3m for semi-D. If I compare a corner unit worth RM1.1m, how will the potential capital appreciation fare against the semi-D in 5 years time, with the following guess: Corner: RM1.1m, 4000sqft, 3500 build up Semi-D: RM1.5m, 5000sqft, 4000 build up (just guesstimate)

Hi Bro,
From my experience conner lot normally appreciates best, fastest & easiest to sell since there is a lot of mid-class people, but I did a recent q & a with a few of my friends and most of us believe that the property bubble is about to burst. Most of us target Q4 2012 or early 2013. If you are planning to purchase to stay then it should be no problem, but investment... I suggest you seek a relative or a good friend that works in the property line and ask about their estimate on when would be the bubble burst for property.

I have sold these two types of property before, so I can comment a little:
Semi-D: -tend to appreciate faster generally -usually able to match valuation price -some ppl have perception semi-d is higher class than corner despite smaller land size (And your neighbourhood is semi-D -smaller empty land size then corner usually, unless you are getting semi-d corner with extra big land.
Corner: -very rare usually, so people upgrading from same taman intermediate to corner usually don't mind paying crazy price (100k above valuation in my experience) - Some ppl like to buy corner due to it';s cheaper price, tear down the whole house and build whatever they want, so the demand is there as well. - Some ppl just like corner, to get complete sunlight from one side (fengshui thing) - usually larger land size for bigger scale of gardening. some people like it.

Depending on the land size. Is the corner larger than a typical semi-D?
Many ppl (especially chinese) would prefer corner with larger land, due to cheaper assessment & quit rent. Also, the extra land can cater to those who like massive renovation.
The above 2 types, are the potential buyer who would pay huge premium over market price to secure a corner unit.

Most people prefer to stay in semi-d, that's why semi-d can appreciate faster than terrace or corners...
So conclusion, always buy semi-d instead of corner if can afford semi-d?

Don't think so... historically majority of bungalow doesn't seems to appreciate faster than semi-d mainly because bungalow buyers' market is relatively niche compared to others and typical bungalow buyer are for own stay hence less being transacted.
