QUOTE(firee818 @ Jul 14 2011, 10:09 AM) In term of "Fong Sheu", semi-detached is better than corner. As for corner, no right or left "helper". For own stay I will choose Semi D rather than corner terrace la if financially possible. Logically neighbourhood would be cleaner and less chap since assuming semi D owner more wealthy and educated. No offence here k. I am happing staying in terrace house though. |

QUOTE(Jacky988 @ Jul 9 2011, 09:52 PM) I am interested in getting a property in TTDI Alam Impian for own stay for at least 5 years. Based on the above scenario, Semi-D is better..Recently TTDI launched Aquina phase with the following range: Intermediate terrace: RM650k to RM750k Corner: RM1m to RM1.5m (4k+ BU) They will launch semi-D in Aug/Sep, I heard the price range might start from RM1.3m for semi-D. If I compare a corner unit worth RM1.1m, how will the potential capital appreciation fare against the semi-D in 5 years time, with the following guess: Corner: RM1.1m, 4000sqft, 3500 build up Semi-D: RM1.5m, 5000sqft, 4000 build up (just guesstimate) if however the Semi-D is a standard 40'x80' land size (price let say RM1.35 mil), then I pick the corner with bigger land This post has been edited by UFO-ET: Jul 15 2011, 02:53 AM |

QUOTE(UFO-ET @ Jul 15 2011, 02:52 AM) Based on the above scenario, Semi-D is better.. I will sacrifice bigger land and go for Semi-D(though the land is smaller).if however the Semi-D is a standard 40'x80' land size (price let say RM1.35 mil), then I pick the corner with bigger land Semi-D gives an impression that the property is of "higher class" than Corner. In another angle, if u look from front view, Semi-D gives a better look, Corner look like a long house and look "not balance" in nature. This post has been edited by firee818: Jul 15 2011, 08:04 AM |

QUOTE(firee818 @ Jul 15 2011, 08:04 AM) I will sacrifice bigger land and go for Semi-D(though the land is smaller). I agree as well. The word 'Semi-D' already sounds higher class. Example will be the cluster semi-d's @ Setia Alam, land size 30X70, Built Up only 1700++ with extra 10 ft land on one side. My current 22*75 BU 1599, the cluster semi-d last transacted RM 650k. Semi-D gives an impression that the property is of "higher class" than Corner. In another angle, if u look from front view, Semi-D gives a better look, Corner look like a long house and look "not balance" in nature. |

QUOTE(firee818 @ Jul 15 2011, 08:04 AM) I will sacrifice bigger land and go for Semi-D(though the land is smaller). Corner lots in TTDI AI are quite different from corner lots in other housing.. Their designs and BU are quite different, much much larger than equivalent intermediate units. That's why TS got confused with what to choose..Semi-D gives an impression that the property is of "higher class" than Corner. In another angle, if u look from front view, Semi-D gives a better look, Corner look like a long house and look "not balance" in nature. The exclusiveness and elitism associated with semi-D are quite tempting for people but the question in here is that will you be willing to pay 20-30% more for that if everything else seems to be the same? |
