Must negotiate for more reduction, don't be a "water fish". If you are not familiar with Kota Kemuning, just pay a visit by driving at both the exits to KESAS during:

(1) 7am - 8.30 am
(2) 5.30pm - 7.00pm

Unless you are working somewhere nearby, then traffic is not an issue.

For investment ?

Be careful if someone were to tell you the price of corner house (guarded community) in Kota Kemuning will go above one million very SOON. Unless you bought a house from developer years ago or even a sub-sale unit two years ago when not many people goreng the price.

Take your time to study and make a comparison of these three places: Subang Jaya, Puchong and Kota Kemuning.
