Hello all,

I'm thinking of buying a terrace house around this area (sub-sale). Anybody familiar with this area? I've personally visited the area and here is my humble opinion:

1. Near town centre - (+1)
2. Guarded and gated - (+1)
3. Secluded
4. Near school - (-1)
5. Freehold (+1)
6. Appreciation value (?)


Please feel free to add your input.

I'm looking at a corner lot. Land area 35 X 75 sq ft. Selling at RM800000. Still considering. Haven't really negotiated yet. I think can get for RM750k - RM780k. Bank valuation until RM520 only (can be better).

Anyway, how's the traffic situation there? What's the population mix there? Do you forsee more appreciation in the near future? I see many corner units up for sale which makes me wonder if demand there is so so only.

Traffic depend where you go. Kesas / 1st Roundabout a bit jam at morning, LKSA is fine.

Majority is chinese, about 75 - 80%.

The asking price is a bit high.


Looks like all factors are ok except the price. Will take note. What kind of pricing do you think is appropriate? Thanks.

Be careful if someone were to tell you the price of corner house (guarded community) in Kota Kemuning will go above one million very SOON. Unless you bought a house from developer years ago or even a sub-sale unit two years ago when not many people goreng the price.

Take your time to study and make a comparison of these three places: Subang Jaya, Puchong and Kota Kemuning.

If for own stay, then no comments.

No worries. That's why I'm here to get feedback from those staying in KK. Subang wise, it's basically a mature township. There are still one or two good buys but generally it's appreciating at a steady pace. Puchong, for me, is overheated. Not worth the value. KK has much room for development. Of course, this is only my humble opinion.
