It's very depends whether developer did pay a premium to apply residential rate or not and subject to approval. If not, all service apartment fall under commercial title will be commercial rate. Correct me if I am wrong.

If the SA tell you under residential, then you just get a proof from them with approval. I encounter lot agents which provide wrong information until I ask for proof with approval then they only said no idea.

What I know is only soho can be used as residential. Other like sofo, sovo, so..... is mainly for commercial only.
