From the given layout, all rooms windows are facing one direction. Hope it is not west facing.

If and just if the parcel is to be partitioned to make "dual" units(two rooms left), the study area needs to be modified as a mini kitchen. Add water piping from the toilet or from the other kitchen side. Install an exhaust pipe for cooking smoke to toilet window. Install a submeter etc.... Just a wild suxkgestion.. Not need to agree nor shoot...
