It is always 99 Years.. But I don't think developer will be so stupid to print 99 years from the launching of their project. If you ask me, I will also say 99 years.. Home buyer who want to buy lease hold property should already know the question to ask regarding this issue. I usually ask still left how many years for this lease hold land.

Are you aware that 5-7 years down the road you will need to repaint the condo? Are you aware that by then your management needs to fork out 300-400k just for that job. Do you think your JMB will have any reserves?

There are condos in Petaling Jaya which charges 0.2-0.25psf for minimal facilities and they couldn't even afford repainting and lift changing works. End up the facade looking dated and property price tanked.

Fact is, it is plain to see that the developer is setting it at 0.11psf because they want to get maintenance fees out of buyers' mind to clear out their remaining units. Try telling 2000sf owners they have to pay 0.30psf or RM600 per month.

Buyers need realize that by paying peanuts for maintenance fees you are looking at substandard management and potentially diminishing the value of your property down the road.

Basically it will increase... ZR @ bukit jalil initially also quite low, as remember 170+ RM per month... Now... increased to around 270 RM... I guess average RM 300 per month for a condo with 1000 sq +/- is very norm d.. Let's see how miracle this X2 will be.. Hehehe...
