East Ledang and Symphony Hills r quite similar in term of development and design.

Last phase of Semi-D in East Ledang was sold at RM2.2mil. Semi-D in Symphony Hills is also from RM2.2mil.

This was the main reason I vested in Cyberjaya first before the price of Cyber starts to sky rocket lol rclxms.gif

Penang is still not expensive compared to Johore. just went last month with several property investors.

My favourite project is always the Adaman by E&O. followed by Gurney Paragon. tongue.gif

UEM Land’s eco condo gets good response

CYBERJAYA: UEM Land Holdings Bhd's Symphony Hills eco-friendly high-rise condominium Verdi Eco-Dominiums here sold 60 units within a week of its soft launch recently, managing director and chief executive officer Datuk Wan Abdullah Wan Ibrahim said.

The condominium, a gated compound spanning 9.16 acres, is part of the 98-acre strata residential development of Symphony Hills in Cyberjaya.

Symphony Hill is the country's first Connected Intelligent Community (CIC), offering dwellers smart-home features and inter-unit connectivity via high-speed broadband.

This will enable residents to make announcements through a centralised communication system, as a benefit of the combined technology of Cisco Systems Mesiniaga.

A total of six acres of the compound has been reserved for landscaping.

“The development is scheduled to be completed in four years,” Wan Abdullah said at a press preview of the project.

UEM boosts Symphony Hills’ GDV to RM1.5b


UPBEAT MOOD: Company confident of selling all 800 units of its Verdi eco-dominiums
UEM Land Holdings Bhd, the property development arm of UEM Group Bhd, has increased its gross development value (GDV) estimate for the Symphony Hills development project by as much as 50 per cent.

Previously, the company was targeting a GDV of RM1 billion but has now increased the estimate to RM1.5 billion.

Managing director and chief executive Datuk Wan Abdullah Wan Ibrahim said they increased the estimate following the launch of its newest phase of eco-friendly development, Verdi eco-dominiums.

Wan Abdullah said the company is confident of selling all 800 units of its Verdi eco-dominiums this year.

“We just had the soft launch of the first tower and I think, judging from the booking list, we should be able to launch our second tower by middle of this year,” he said yesterday.

The Verdi eco-dominiums are part of the 39.66ha mixed strata development at Symphony Hills, an exclusive residential development.

The Verdi project is also the country’s first Connected Intelligent Community offering smart-home features and community connectivity through high-sped broadband.

The RM600 million Verdi eco-dominiums comprises two residential towers, the 44-storey Tower 1 and 45-storey Tower 2.

Both development is scheduled for completion in 48 months, Wan Abdullah said.

Each unit of the Verdi eco-dominiums is equipped with smart home features such as Unified Home Network, interactive community services portal, info kiosk/ Internet Protocol telephony/Internet, web accessed home control, automated lighting control, all-in-one remote controller, scenario control, temperature control and panic button.

Moving on, Wan Abdullah said UEM Land also plans to develop more medium- and high-rise development as well as Soho (small office-home office) projects to further complement Symphony hills.

A few bungalow lots will also be launched in the near future, he added.

UEM Land’s unbilled sales for the third quarter 2012 amounted to RM2 billion and the company is expected to announce its fourth quarter results in the next two months.

Revenue in third quarter for financial year 2012 grew six per cent to RM433 million, contributed by Nusajaya projects.

Other contributing projects include Symphony Hills, Summer Suites, MK28 and Quintet.

Smart homes at Verdi eco-dominiums

Malaysia’s biggest property developer by market capitalisation, UEM Land Holdings Bhd (UEM Land), has previewed the latest phase of its green project — the Verdi eco-dominiums.

Located within Cyberjaya, the high-rise condo is part of a 98-acre mixed project Symphony Hills, which is an exclusive residential project that boasts Malaysia’s first Connected Intelligent Community (CIC).

Notably, this project offers smart-home features and lightning fast internet.

Smart features include a panic button, temperature control, scenario control, an all-in-one remote controller, automated lighting control and web access home control. They also include Info Kiosk / IP Telephony / Intercom, a Unified Home Network and interactive Community Service Portal.

“Leveraging aptly on Cyberjaya’s world class physical and communications infrastructure, we have injected smart home features into Verdi eco-dominiums to provide our customers with contemporary residences which promotes modern living surrounded by nature,” said Dato’ Wan Abdullah Wan Ibrahim, Managing Director and CEO of UEM Land.

On top of that, the project sits on a 9.16-acre freehold land and is enclosed within a gated and guarded community, offering residents security, comfort, convenience and peace of mind. To further ensure safety, Verdi eco-dominiums also features card access system, 24-hour security service and CCTV cameras located at strategic locations.

Managed by UEM Land’s fully-owned unit Sunrise Bhd, the eco-condo replicates signature projects such as the recently completed 10 Mont’Kiara and 28 Mont’Kiara.

Apart from lush foliage, the project also offers various facilities and amenities including a spacious car park, a jogging trail, children’s playground, a gazebo and gymnasium. It also has a Jacuzzi, a central garden, a multipurpose hall and a pool suitable for children.

Verdi eco-dominiums comprises 800 units within a 44-storey and 45-storey tower, with an average of 10 units per floor. Units are priced from RM451,800 with sizes ranging from 700 sq ft to 1,442 sq ft. Overall, there are 320 single bedders, 160 two-bedroom units and 320 units of three-plus-one layout.

Notably, the eco project offers a park-style living as it seamlessly combine elements of modernity and nature to create a comfortable and tranquil ambiance that home buyers yearn for.

The project is subject to stringent Green Building Index certification with six acres of the site reserved for landscaping.

Furthermore, Verdi eco-dominium is a short ride away from headquarters of multinational firms such as HP, HSBC, BMW, DHL, Shell and Ericsson.
