UEM Sunrise sees budget flexibility
Posted on | September 27, 2013 By BUSINESS TIMES UEM Sunrise Bhd will spend more than its annual budget of RM250 million to RM300 million to increase its landbank, if the need arises. Managing director and chief executive officer Datuk Wan Abdullah Wan Ibrahim said the company is flexible on its budget should a costlier piece of prime land be found. “We are always on a buying mode. We can increase our annual budget for land acquisition,” he said at a briefing on UEM Sunrise’s property portfolios in the central region yesterday. Wan Abdullah said Penang has proven elusive when it comes to land acquisition but he is optimistic that the company will snap up choice land there. UEM Sunrise is “reorienting” to boost revenue contribution from segments that provide recurring income, he added. For example, it plans to build and operate more shopping malls so that the segment contributes 20 to 25 per cent to group revenue, from less than five per cent at present. The upcoming and tentatively-named Solaris 3 mall in the Klang Valley will play an important role in the company’s future income. Wan Abdullah touched on its central region projects, which include Symphony Hills, here, Arcoris Mont Kiara, Residensi 22 in Mont Kiara, Radia Bukit Jelutong, Serene Heights Bangi and Sinaran Hills Kajang. Symphony Hills, which covers 39.6ha, has an estimated gross development value of RM1.4 billion. When completed by 2018, it will have 2,247 houses, including 800 units in the Verdi condominium project. Besides leaving a mark in the high-end property market in Malaysia, UEM Sunrise also has projects in Singapore and Canada. It also owns landbank in Durban, South Africa, which will be developed when the time is right, Wan Abdullah said. UEM Sunrise is 65 per cent-owned by UEM Group Bhd, which in turn is wholly-owned by Khazanah Nasional Bhd. |

UEM Sunrise to bank on projects in southern region
1 CYBERJAYA: UEM Sunrise Bhd, a unit of UEM Group Bhd, expects its projects in the southern region to contribute up to 65% to group revenue by next year. The central region will account for 30% while 5% will come from others. UEM Sunrise is one of the master developers of Nusajaya, the country’s foremost economic corridor in the southern region. The company expects Nusajaya to become the largest fully integrated urban development in South-East Asia upon completion. Speaking to reporters at a media tour-central region, its managing director/chief executive officer Datuk Wan Abdullah Wan Ibrahim said the company was, however, still on the lookout for land in the Klang Valley. “We have made bids for quite a number of projects to date but luck has not been on our side,” he added. The company has at present a landbank of about 243ha in the central region and 2630ha in the southern region. Wan Abdullah said UEM Sunrise was on a “buy mode” as it has a five year growth target to achieve. “As our parent company is wholly-owned by the Government’s investment holding company, Khazanah, there are some expectations to fulfill, he added. Meanwhile, UEM Sunrise gave an update in progress on Symphony Hills at Cyberjaya, its property portfolio in the central region. It is an exclusive residential development with the country’s first Connected Intelligent Community, offering smart-home features and community connectivity through high-speed broadband. The first phase of Symphony Hills saw the introduction of 416 landed homes divided into four types, Beethoven, Mozart, Schumann and Schubert. The second phase comprises two residential towers, Verdi eco-dominiums, where 400 out of 800 units were introduced to the market in May this year. These, including other UEM Sunrise ongoing projects in the central region like the Arcoris Mont’ Kiara and Summer VOS, will have a RM7bil gross development value when completed. Internationally, UEM Sunrise continues expanding and seeking growth, especially in Singapore, India, Indonesia and Australia. It has also expanded its presence to Vancouver, Canada, and retains a land bank in Durban, South Africa. – Bernama |
