It will depends on what you are having inside, extend of work to the effected walls (existing). What type of finishes, etc.
Unless you are asking everyone the cost for the wet works only...

If you provide sketches and list down the scope of work required, I am sure there are plenty of reno contractors that has been lurking in this forum would be able to give you their quote biggrin.gif

hi kelvyn,

wet works only. the kitchen cab etc will be done by others.
is it a requirement to relocate toilet upstairs?
*
Like some guys have mentioned, better to relocate the toilet to provide natural ventilation. Nothing beats natural ventilation.

If you relocate the toilet, then you MUST provide water proofing. Else you will regret later when it leaks.
You should also get your contractor to carry out ponding test to check for leakage before placing the tiles.
Better safe then sorry.

Quite expensive eh these days...
Some ppl take Indonesia contract worker to do it for them...
Buy the materials by themselves, and hire them..

Any issues?

Unless you are familiar with construction work, or have knowledge in renovation work, better not do so.
Also, unless you have seen their workmanship. Else, you could be disappointed with the outcome.
Having said that, this method could be cheaper but not without headache.

On another note, I would also be wary if someone could just give you a lump sum figure just from the overall size of the renovation work; without knowing the finishes, etc.
End of the day, there will be argument on the quality and finishes. And not forgetting additional VO.

Procurement method for renovation works can be generally classified as follow :-

A. Labour Sub

B. Labour + Material

C. BSBH (Bo San Bo Hoi) smile.gif

If opted option A, strong knowledge in Construction is required not only technical but as well management and work sequence..

A lot of people delay their renovation because of money and afraid of 'kena con'.

Any tips on how to find good contractor?
*
1. Have everything on paper record.
2. List out as detail as possible the scope of work for the agreed amount
3. agreed on the acceptable finishes and finishing material.
4. Make progressive payment with payment vouchers signed on payments. Don't over pay the contractor.
5. Make regular inspection on work progress on site

It is true that there are lots of con man in the market. They will find ways to con house owners. End of the day, just have to have the luck.

You could always ask friends/ relatives who has renovated their house for recommendations.
