location wise, you need to go under the ldp everyday. like going behind back door to go in and out and only one access.

SA told me most of the unit in Phase 1 already kena sapu internally. Now waiting for permission to release B unit to NB. So for public, I think high chance will be starting from Phase 2, thats why the ad taken off from iprop liao.

Eh ... what do you mean by "release B unit to NB"?

btw .. notice that phase 2 is quite isolated from phase 3 from the overall development plan from the website.. cant see where is phase 1 tho,
but since its crony sapu must be closest to Taylors.

phase 2 location really seems to sit at actual puchong jaya leh hmm.gif

i got one from this project!!
wakakaka, got lubang baru boleh dapat...
and heard that phase B will be RM600 psf...cuz de pahse 1 response was so good...taylor's hostel just for 1st year student,
so after that de student must move out and seek for accommodation...hoho

cuz de location is really nice,
target taylor student.
de banker told me student there is paying RM900 per person lea, not room lea...banker if rent to student can cover installment and even get positive cash.
im an property agent and my agency couldn't even sub this project cuz as ppl said, all kena sapu internally =( how bad...

If they are offering Developer Interest Bearing Scheme (DIBS) package, then no more fear liao...
I dun know this condo got this offer or not?Suppose all high end now offer the same lo...
I believe if the developer can offer this scheme, mean they had a very strong financial backup...Or else, we just lost 10% of our deposit nia...

Price about RM1.1 Million+.

Built up 2430 sf.

Rooms= 5 (including maid's room and SOHO office)

The developer offer 5% discount with DIBS scheme, zero legal and loan fee/stamp duty.

Guaranteed rental at RM5,500 per year for three years. Optional after that.

According to the agent all units sold during pre-launch.

Not sure about availability of B to NB units though.

Not sure when Phase 2 will be launched.

I just heard they have reserved some units during launch. So watch out!

For your info, all the units sold during pre-launch are to the developer's staff, business associates and agents.

This adds to the confidence of the likely completion of the project.

Hmm , but I suspect the guaranteed return is more like Arc Residence, leaseback to developer, rather than like Casa Subang on top of your rental style, coz was mentioned optional after 3 yrs ... drquek can you confirm this?

Anyway 5500*12 / 1.2mil = 5.5% gross yield
if like Arc den better to manage ur own property dy

Yes, one can always manage on his/her own to get higher return. Any smart investor will do so.

Considering the size of the student population at Taylor's University (projected at 40,000), it will not be a problem getting tenants for any properties within walking distance to the University. Currently this type of accommodation is in great demand. Due to shortage in supply, many students are forced to live far away and pay very high rental. The University currently provides shuttle bus services for them.

The University has signed a tenancy agreement with the developer which gives rise to the guranteed rental return.

Moreover, based on projected rental in the area (RM750 per bed currently vs projected RM1000 in the near future), it is possible to fetch much higher rental if manage own self.

A SOHO unit (>2,400 sf) can fit in 9 students comfortably based on twin sharing.

A selling point to wealthy foreign students is the "high class" lifestyle with full recreational facilities and security. Something you can't find in normal flats/apartments.

This private University has 50% foreign students, many are from well-to-do background.

not true. i think the loan legal agreement does state that in the event the developer failed to pay any monies either principal or interest, the onus always falls back to the person taking the loan. and please read in bank's loan legal agreement or offer letter, usually DIBS scheme is also only valid for 36months only. anything more, i think th ebank is assuming the purchaser would be able to repay the interest fromt he LAD that he/she is going to be getting.
after all bank doesn't really care who pays the bill as long as someone picks up the tabs.
beside this thread, it astounds me so many people are thinking that it's safer to buy DIBS prop. they thought that if project is abandon half way or otherwise, they need not continue to service the bank interest + installment.
the above are my intepretation. please feel free to correct me.

Correct correct, I do mean that too! Bank definitely will charge the interest on the borrower for whatever outstandings (but not before the abandon period).
I am referring the the previous guy who thought purchaser's risk is only limited to maximum 10% only in the event that project is half way abandoned.
He misinterpreted the meaning of DIBS already (thought bank will only make the 1st drawdown after the completion of the project, which is wrong).

Hi guy, i am one of the stuff who working in DK leather seat. The so call "garranty" RM5500 per month rental is not stated in ur S&P or HP agreement. It just more to a slogan to make attractive of the sales. Let said the cheapest unit RM450, minimum monthly installment will be around RM2.5K. Do u think u can easily rent out a 2 room condo with RM2.5? And dun forget there is a lot of condo surrounding tat area too, such like Koi Kinrara, Puchong Jaya........the rental there less than RM1K. DK had offer 5% discount for stuff purchase and 5% for early bird as i know. So far the phase 1 had 100% sold out.

How strong is this developer? The biggest car leather seat manufacturer in Malaysia, used to be public listed in 1st board but delisted after that.

The only feasible tenants are probably those attached to Taylors College. It is a tough sell... A 3 bedroom intermediate unit apparently goes for over RM550k. I am not going into the price per square foot yet... at this cost, one has to rent out the whole unit above RM3500 to make ends meet. If rented to students, assuming 4 students live here, it will cost them just around RM900 per head - obviously single rooms cost more. This is beyond the means of most students although admittedly Taylors College has many rich brats. So, this will obviously encourage up to 8 or even 10 students to pack into a unit causing them to be very undesirable neighbours. So families? Slim chance to get families to live here.

Hi, I'm one of the exclusive agent for the Sunway@Senza Service Residence SOHO units and it amazes me that you're commenting on something that you have idea on it. I even doubted on whether you're really as what you claim are - one of DK Leather Seat staff. I heard from their sales team that staff are entitled to a 10% staff discount on the purchase price and not 5%as you had mentioned. Where did you obtain your info ?

Morever the so call "guarantee" rental return of RM 5,500 is definetely not stated in the S&P but purchasers are required to sign another Supplementary Agreement for the GRR scheme. This GRR scheme is only applicable for SOHO units (meaning BIG units). And btw, why was is HP agreement doing in a house purchase? To my knowledge HP is for Hire Purchase blush.gif snot ... Been to there website, but was unable to find the 2 rooms type that you have mentioned there. The small typical type would be type A & B , whereby at 1036 sqft and 1070 sqft comes with 3 rooms 2 baths. Wrong info again from you thumbup.gif This project is nearer to Sunway vicinity rather than to Puchong. The rental for unfurnished unit condos at Sunway/Petaling Jaya cost at least RM 1800 to RM 2000 (typical 3 rooms). Another main point is the walking distance from the project to Taylors University. Do you expect students to walk from Koi Kinrara or Puchong Jaya ? Maybe you should give it a try first.

Yeah, its the Boss call . Some project I heard also can but for the mean time, this project the BIG BOSS dunwanna mafan to give concern for transfer. Unless both parties are willing to sign separate agreement before the VP, after VP only sign SPA and do the necessary transfer. But dun think someone who wanna do it this way. DANGEROUS !!

hi all...i noticed there's something going on (new development) very near taylor's college new campus. You can see on the left hand side after the sunway tol towards kesas highway. Seems the project is near the river bank too. Any sifus got any idea what's coming up over there? Many thanks in advance.

The strategy is totally wrong. Suppose leave some rows for Taylors for rental purposes and Taylors not agree to the costly proposal. Now, Taylors wanted to build a hostel at their own cost.

If not mistaken, the cheapest price is RM 550k onwards, right?

Installment is RM 2500 ( Assume RM 500k loan for 30 years by round up ) + maintenance fee ( RM XXX ), how much you wish to rent out for students per unit ( which is only 3 rooms )?

Rental RM 2,500? Rental RM 3,000?
I would dare to say only China country students willing to take the offer and snap it at the time .. if they say consider, means they wont rent ...

They can get it nearby landed for RM 1,500 to RM 2,000 which is more rooms and sharing basis, it is more easy ( this is ideal esp for those outstation students )

If local, they are drive or rather stay a bit far since they got cars ...

Currently, Suriamas is the most wanted rental place ... RM 2,000 - RM 3,000! 4 rooms! And taken easily if you advertise ....

Dont forget, Sunway Beldevere CF is issue soon ... the 3 rooms apartment is only ranging from RM 300k-350k max, where if for RM 1.5k rental, i am sure the students sure rent ... the PJS9 area is too expensive to rent ....

Anyway, Taylor's students are afford to pay such rental but i dont think most of them can manage, 3 students share a RM 3,000 condo .... very rare ...

Heard there will be double the number of students in 2 years down the road. Majority for investment purpose - rental yield. I think that is why..Taylor's website showed rental for own hostel ranging from 800-1200 per bed.

1 room for 1k-1.1 fully furnished is doable but i'm not too sure how much richer/poorer taylorians have become since I left but a few were willing to pay the 1.2k maids sized room in Taylor's back then.

Seriously Taylor's student is so rich, i just rented out 3 room in total RM3400, i think is good d, but got agent called me saying can get 4k rental >.< btw, last time saw a bank lelong board hanging there, 15xx sf, 8xxk, BBB lor, 1070sf also asking 750k now already.
