Isn't it left hand (Gob) sell to right hand (Pavi REIT)?

Both TS Desmond linked. It's a big profit for GOB for sure, but whether Pavi REIT can manage the mall and rake in profits to justify that price tag is another story.

Weekend jam won't be as bad. Malls usually weekend crowd. Hopefully in future the offices next door in Sime Darby union square project can provide weekday flow.

The exit next to empire remix dunno when will do. They promise sky and earth, see can deliver or not. Entering usj is not a problem, it's the exit.

That new exit is heavily needed by Usj.

Empire already proposed this right and used this for marketing Empire Remix. Seriously if thus does not materialise Empire really will lose face (they are developing reputation as dodgy developer d). Also I think Empire Mammoth got cashflow problem, Remix is damn bloody slow ler. We have to wait long long for that kesas exit too. I think they are forced to build the exit, if not nobody will want to visit their mall in Remix.

Can be half then happy liaw lor. Lol. I think he know this area is Chinese area lar. Might as well cater to the known demographics. I think the mall exterior looks good ler, alot of glass.

The Damen shoplots outside may have clubs and bars. Maybe giggs taikor open nightclub in his shoplot hahahaha.

Wow its quite a trendy supermarket. Something like Big supermarket. Congrats giggs kor. Can go celebrate liaw. With this kind of anchor tenant. Footfall will definitely be high.

Surrounding props will benefit and should see increasing demand once Damen and the LRT are ready. End or 2016 should see USJ1 transform into a pretty serious upper-middle class commercial hub. Will the residentials in this area be as expensive as the ones near Empire and Ktm in SJ? Similar area, similar demographics, good mall and public transport hub.

I tot Babizz don't believe Damen will be a high class mall? The tenants seem.to prove otherwise wor....

Another source told me it is village grocer that will be anchoring Damen wor. Macamana? Conflicting info.

The pic says lot 3- 24 to 47 for pasarbella. Could it be village grocer take the anchor supermarket slot and pasarbella takes 24 to 47 combined smaller lots?

I believe USJ 1 has the demographics and location to successful in the long term. It is very similar to the Empire-Parade-Aeon-KTM commercial area in SJ.

One can argue that USJ one commercial area is better located because it is off Kesas. Kesas is a much less congested highway compared to Federal. Puchong lang on one side and Kota kemuning lang on the other side are mature suburbs which are connected well to USJ 1 through kesas.

I've always liked kesas highway. It is the least jammed compared to BJ and federal highway, making it the most ideal for a commercial area to be adjacent to it.

Hear from another source that pasarbella is not a everything in one grocer like Village/Big/Jaya. It's a bunch of small small shops selling funky stuff like craft cheese, craft beers etc. I think they will unlikely take the anchor supermarket position in Damen. Most likely they take a bunch of lots elsewhere and link up to form pasarbella.

Summit + Damen is quite alot of retail space combined. Since the cinema is at summit and higher end fnb options are at Damen, people will be walking between them alot. Similar to mbc at parade and fnb at Empire Subang lar. SJ have to cross major road. Damen and Summit along same road so should be even closer.

Now got multiple entrance to USJ 1 but only 1 exit to kesas. With empire remix flyover, there will be 2 exits which should ease the jam.

Jaya and Starbucks expected lar, they are in every decent mall. Looks like I don't have to go to empire thay much anymore.

Need to wait quite long for flyover. No progress at the moment. Empire remix should deliver very soon but you know Mammoth Empire style...

I saw popular bookstore Paradigm branch advertising that they are opening a new store in Damen on the 8 Jan. Opening of mall should be confirmed lar.

Still no tenant list? Quite soon d.

Saw alot of restaurants like Grandmama, Ong Lai etc. Add in Pasarbella Bella and The Canteen (cashless food court) and this seems like a very food oriented mall. Great for lifestyle hang out area.

Damen main page above with pictures of various shops. Saw Caffè Bene and Doi Chang Coffee. Alot of upmarket cafe and restaurants here. Looking good.

Usj owners. Can celebrate liaw! congrats Damen, Youone, Impian Meridian owners!

Damen mall looking very nice and the shoplots still alot haven't one yet. Much more to come! Combined mall plus shoplots around 600-700k NLA? That's like double Empire Subang size.

Lucky this is Pavi retail team. They can afford to tahan. There is no way they let their mall sink one. It might take time, but eventually Damen will fill up. Economy no good now, so take up sure slow.
