THE near-empty SStwo Mall in Section 19, Petaling Jaya, is headed for redevelopment and a rebranding exercise.

Pramerica AsiaRetail general manager Andrew Neary said the mall will be significantly reduced in size and be much more community-based with emphasis on provision of local services and better food.

Pramerica AsiaRetail is an entity under AsiaMalls Sdn Bhd which owns the shopping center.

“Details have yet to be finalised but there will certainly still be a shopping centre here, it just will not be what it is like today,” he said.

SStwo Mall up for sale

ASIAN Retail Mall Fund II (ARMF), which owns the SStwo Mall in Petaling Jaya, is believed to be seeking a buyer for the retail asset as an earlier plan to redevelop the site has been shelved.

The Edge understands that the vendor is hoping to seal a deal for around RM200 million. The owner may also be willing to do an asset/land swap with an interested party.

The neighbourhood shopping centre, operated by SStwo Mall Sdn Bhd, was shut down in March last year after operating for less than 4½ years. It was built at a cost of RM180 million.

Together with two other malls that the fund is looking to divest — Island Plaza in Penang for an estimated RM120 million and Seremban Prima (previously known as Seremban Parade) in Negeri Sembilan for RM150 million — its retail assets could fetch up to RM470 million.

Tenants of SStwo Mall were given notice to vacate the premises in late 2014, and the shopping centre was closed on March 31 last year. The tenants were told that a partial demolition of the retail structure had been planned and that the mall’s size would be reduced considerably. A serviced apartment block was to be built on top of the resized mall.

Located on a 7.8-acre site, SStwo Mall has a gross floor area of 700,000 sq ft and a net lettable area of 460,000 sq ft.

i think ss2 mall should be something thematic and very different like health centre (specialist clinics, chiropractor, sports clinic, gym, acupuncture, etc) or indoor sports centre (gymnastics training school, basketball, badminton, all indoor court games, indoor golf, big sports equipment shop, etc).

nobody will come here for normal shopping or food. but for specific services or if highly recommended, people will go where they don't normally go.

and the ss2 mall parking was shit, insult to shoppers who can go to so many other malls. glo mall another one with crap parking.

yes.. ss2 mall parking is really shit.. visited there before because of wedding dinner.. and my gosh the parking was DAMN NARROW and confusing..

Very less shops occupied and i already feel this mall will chaplap in a very short time..

yes.. i noticed quite a lot of shops had closed down at tropcity too.. but still the mall is much better than sstwo mall (already chaplap) and glo mall (DAMN EMPTY)

Long wait for new lease of life

TIRED of living next to an abandoned white elephant for the past four years, residents heaved a sigh of relief when it was reported that the SStwo Mall in Petaling Jaya had been bought over by the DK Group of Companies last year.
Residents were also happy that the developer had installed spotlights and put up hoardings around the abandoned building.

Six months have since passed and residents want to know what is next.
In September 2018, there were news reports DK Group was planning to build a 250-room hotel and serviced apartments.

The retail space – from its current net lettable area of 460,000 sq ft – would also be reduced to between 260,000 sq ft and 300,000 sq ft. The land area is 3.16ha.
Residents are eager for the building to be redeveloped as they fear the dilapidation will get worse the longer it is left vacant.
The last thing residents want is to be left with a monstrous eyesore that will affect the area’s property value.
They also fear the empty building will become a breeding ground for Aedes mosquitoes and a magnet for undesirable elements.
Residents living in Jalan SS2/72 and Jalan 19/30 said before the hoardings were erected, vandals who broke into empty shops to steal recyclable materials inadvertently preyed on nearby houses as well. They claim to have lost shoes and underclothes.
The empty building was also becoming a haunt for drug addicts.
