I extremely agreed with you, screw up JMB, no tolerant, all the access card no activation...but no reason given by JMB...funny rclxub.gif
how the tenant back to the house, treat them like soldier? exercise everyday..

there are no communication between the parties security, management and JMB.
cova suite JMB is the worst i saw in town, because never appeared, no response to complaints and problem getting by the owner and tenant.
they are "invisible".

I want to share some of my experience to you all .

1) I am 1 of the owner in Cova Suites, that day i was forgot to bring my access card from office and when i reach the guard house, they didn't allowed my car to enter from the guard house . I ask them how if i register as visitor and the guard answered :" You cannot register as visitor and park in visitor car park, because i know you are staying here and from which unit!!" Funny right?? What happen to the guards?? They even know which unit that i am staying now and my car had attached car park sticker but they didn;t allowed me to enter to Cova Suites . Besides, another issue is the attitude of the safety guard--VERY RUDE . They way they spoke to residents in Cova Suites is TOTALLY IMPOLITELY . I am suspecting where are they from. Are they been well trained or the JMB just picked them from road side?

2) I was applied an extra access card few weeks ago. The access cards still havent activate from the management office after 1 week. When i ask the management about this issue but they said " I DONT KNOW" . OK, Never mind, I follow up again in few days later, but the same answer from the management office--- I DON't KNOW. My brain is full of question marks - IF THE MANAGEMENT DONT KNOW, WHO WILL KNOW THEN? The management office , JMB and Security Guard seems like playing TAICHI when they facing problem or troubles. The management and JMB are totally UNPROFESSIONAL. Those small problem like access card also cannot handle well , so how can they able to handle others ?

Finally, I want to share my feeling to be a resident in COVA SUITES. I AM NEVER FEEL LIKE GOING BACK HOME BUT FELT LIKE GOING IN TO JAIL. THEY TREAT US AS PRISONER. I AM DECIDED TO RENT OR SELL IF OFF MY PROPERTY AND I AM REALLY REGRET TO BUY THIS PROPERTY.

many student paying more to stay in cova suites bcos they need to stay near to school. they pay very high rental but getting worst management and unreasonable security system because the ""JMB dun like students???"".

all humans should treat as same, not this way.

ask the JMB president go back to study about humans rights.

if they stil dun activate the access card to students, they should sue them because humans rights.

Sorry to hear that you r like staying in prison. So far everything is fine with me, don't have any issues with the management and security.
I think most important is to follow the condo rules then you won't face problems. I feel safe now in our condo. it was so terrible under the previous security company.

Sometimes I don't understand you people.
When they have lax security you complain. They have tight security also you complain.

I would rather they have tight security and make you feel like going to jail then them not bothering and anyhow allow people to enter. Afterall going to jail is always better than kena rob or worse, kena rape, right?

Exactly!
Those who want convenience and freedom are actually students or tenants. Like I said, get out of here, if you think you are coming to jail. Good job to the security, keept it up!!!
BTW, all owners who stay there do not like students. Fxxk Segi!!!!!!!

It is not the JMB fault, it the stupid management company hired by developer, esspecially the asxhoxx manager Yxxg. The developer is the main culprit, all have been revealed in the AGM.

My access card has been blocked for the 2nd time because of using fake card!! What should I do???

I'm a student in SEGi University Kota Damansara, and I'm the host of this unit, and there are 7 people staying in this apartment (include me), so obviously 6 cards are insufficient because all of us have different timetable!!

So I decide to duplicate an excess card to make our life easy, but now I'm caught by the security guards because of using it, I beg them not to cause much trouble and settle by money, but they din listen.

What should I do now!!?? and my exam is 2 weeks away!!!!!!!

Paying money is not the problem, I JUST DON'T WANT THEM TO BLOCK THE CARDS!!!

Why not just request for additional card, extra RM200 for permanent use and worry free and refundable?

I bought a unit last year and decided to put it up for rent for a few years.........at least until the MRT construction is done and over with.

I engaged a property agent to expedite the rental of the unit and specifically told them that I did not wish to rent to students as I know there will be problems. Unfortunately, according to the agent, no family or working professionals would want to rent but she had a group of girls who are already in line waiting. So the situation was take it or leave it.

I had no choice but to take it as the unit was vacant for two months. Tenancy agreement signed and all formalities done.

Almost a year down the road and the problem started. They started talking about wanting to move out if I had wanted to increase rent for the next following year. Reasons given that they were students and could not afford to pay high rent.

I reasoned out with them that I will increase the rent by 10% for the new term and they can sign the agreement with me for an additional 3 years. Meaning that the next 3 years I am not able to increase the rent anymore. Initially they agreed.

A few days ago they messaged me again. Scenario was they had viewed a few units and feel that the rent is cheaper. I told them off that if they wanted cheap rent go ahead and move out. I could not be bothered with these idiots anymore.

Reasons given were unfortunately vague - cannot afford high rent? They why choose to stay in prime location?! Can't afford to pay for this and that but they are driving two cars!

All these BS has taught me one thing - never ever rent out to students anymore! I'd rather have the unit empty!

And to those students caught using fake access cards - the JMB should take legal action and get the police involved!

Your reasoning is really funny. u rather have an empty unit than maintain ur rent? As far as I can rmbr, there are very few if any rich kids in Segi, most are middle/lower-middle class. Moreover, in a free market, tenants can easily go to landlords who are willing to offer them a btr price. if this condo is as prime as u think it is, other people wouldn't be offering tenants with lower rates than urs.
When u factor in, agent fees for new tenants and all the hassle of getting a new tenant, you'd rather have those old students pay u the old pre 10% rent.

Good luck in abosrbing the loss in rental income comin ur way tongue.gif

Reasons given were unfortunately vague - cannot afford high rent? They why choose to stay in prime location?! Can't afford to pay for this and that but they are driving two cars!

All these BS has taught me one thing - never ever rent out to students anymore! I'd rather have the unit empty!

And to those students caught using fake access cards -  the JMB should take legal action and get the police involved!

I think everybody have the right to choose the best offer unit. For me, I will rent for them with same rate if they are good paymaster tenant and well maintain my unit. Even myself also always looking for something with good offer, it's doent related to the person whether they rich or not. By the way who is the tenant? Ask them rent my house if you decided to kick them out..smile.gif

Neither your parents not your teachers ever taught you on respecting the rules?

So what? students can break and bend rules?

7 people with 6 cards, think of a solution la, you got brain isn't it?

Kick this MTFR student out of this condo.

And DO IT NOW

Those student too over pampered by their parent. They will only do whatever they like especially male student, renting to them will be more headache as they won't be take care of the house.

I am one of the investor and of all the properties i have with, JMB MANAGEMENT is the worst management ever that i have ever encounter. i do not want to write what has happen there but i can assure you that the management has zero manner and treating people with low life attitude. no respect and no manner. i can tell that whoever is staying there are quite pity cause they are treated like prisoner. Owner or tenants, they are treated with disrespect. they come up with so many stupid rules. Especially this Roselin old chinese woman who works there. she is the head of management and hire bunch of mafias. She has no manner herself how do u expect somebody like this to teach her people to have manner?

so how did theu solve the access card issue. personally I think trying to restrict to 6 in a unit is ridiculous. its up to the owner and or tenant to decide between themselves how many people stay.
